OK,
Thanks to all, I covered my nut for awhile™. I have worked extraordiarily hard today, so I will forego my regular evening meeting with poential investors™ and go to bed. I will resume moderation™ in 72-96 hours™

Who Says We Don’t Work?
OK,
Now I feel guilty. I wan’t 100% truthful™ with the firt part of the post. In actuality, I have Mozilla and Limewire and those are CDs that I sell at the Galt flea markey every Tuesday and Friday. I have a Sweet™ labeling setup that can make almost 100% original looking labels. I also print the inserts for the Jewel Cases and I sell them for $5 each. It is very entreprenurial™ and I make over $4 per CD.
I also found an algorythm that allows me to make “archival copies” of DVDs. I use Netflix to get my supply and then I can create “nearly new” DVDs for the Flea Market to™. These have a higher profit margin because the total cost is like $2, but I can sell new releases (some even before the film is out of the theater (I have a digital camcorder) for $9 ($12 for in-theater preview copies).
G™ is not very happy because she doesn’t think it is ethical, but I told her it is a way to begin paying every dirty penny back™.
I ran into Darnell yesterday when I was at a late night business meeting™ with some new associates (still building a team!™). He seemed pretty cool, but he’s like really big and works out alot™ He’s like 6′-4″ and way muscular. In between songs at the meeting place he advised™ me to get rid of my bag™, and the Blue Ball™. He said they made me look like a “girly man”. I explained that the Blue Ball™ was actually good for anaerobic muscle tne and the bag™ was quite useful.
He told be he’d pound me through the floor if I didn’t take the bag off, so I handed it to one of my new associates. She said she ould keep an eye on it. Darnell was right about Mocha, she is very attractive, but she seemed to be dressed in a very provocative manner. I quietly old her that I thought that maybe one of her blouse buttons had accidentally come undone, but she seemed to take offens and told be that she had cut them off herself. I didn’t want to mention that you could see part of her underwear above the top od her pants for fear she would take offense at that.
But being th emodified Christian™ that I am, I made a mental note to pray for her salvation one I got home.
Anyway, Darnell had some pretty interesting Ideas on how I could get maximum potential out of the Modesto property before the foreclosure sal at the end of next month. He talked about a refining process that could generate several thousand dollars worth of vertically marketed consumables that could be made in about 3 days and would only cost about $100 to manufacture. He wrote down a couple of websites that have step by step directions so I may check that out.
Anyway, now I fell better getting that off of my chest. It’s allgood™

No More Access to Foreclosure Property
Ok,
First all of you haters™ need to tone it down. You have repeatedly asked me for details of what I do, and when I tell you, all you do is post negative comments.
How did I get to the Modesto property™? I did another evaluation for my friend in Davis of the Bio-Bunny™. He came to Sac on saturday and we met at In-n-Out for some Double Doubles and Animal style friies (kepping strictly to the modified vegan™ diet).
We cut a deal with the manager to take away all the used fry oil for the Bio-Bunny™. My friend was interested in the Modesto property™ so he agreed to ride along. We pulled an all nighter and got to modesto by about 10 AM.
Yes, it was a surprise that the locks had been changed because I had fully intended™ to pick up the mail (the least time I did was in midNovember). I was expecting a response on my short sale net sheet and it was really dissaointing™ not to be able to review the lender’s response. I should hve come by the property earlier.
Anyway, there was a local taco truck parked in the driveway so we had some delicious carne asada (I asked for mine with guacamole and salsa to increase the ratio of veggies to keep it modified vegan™.
We drove back Sunday afternoon and stopped at Borders to look at nutrition books. I got a book about healthful eating and I have decided to eat only a modified vegan Kosher diet. That being said, I surprised G™ and her sister™ with a delicious honey baked ham that we completely devoured for dinner.
I am very tired from the weekend’s activities, so I am going to rest a little bit and start cooking dinner (I feel it is the least™ I can do to help with the cooking). I am going too™ make carnitas for dinner tonight - that takes quite awhile™ to cook so there is no time to loose™
I’ll update later as time allows.

Stop Modesto Foreclosure via Short Sale, But No Promissory!
Tax Time!
Good morning everyone. I’m no early riser™ today, but it’s all good™. G’s sister™ made a delicious modified vegan pot roast last night. It was so good I had seconds.
I was especially hungry because I am back on my physical fitness regimine™. I treated my body like a temple by not going out to any business meetings™ last night with my business partners™.
I had an importnant business meeting™ with my CPA yesterday. It was very inlightening™ and showed me yet again how important it is to surround yourself with competent professionals™ when undertaing entreprenurial™ endeavors. Because of changes in the tax law allowing the deductiblity of sales tax, my business expenses™ (thank goodness I read that book on getting organised™), travel, etc. (plus the earned income tax credit), I will be receiving a sweet™ refund of nearly $9,000.
I have decided that because of all of te stress I have caused that I will take G™ on a surprse second honeymoon to Hawaii. I found a really sweet™ deal on expedia and once the H&R block refund anticipation loan comes through I’ll book it.
I am still having some technical difficulties with my hosting so please be patient on relies™. It really is my intentionto keep this blog up to date but sometimes the technology hinders me.
I am thinking that if time allows, I will drive to Modesto and look at the property there to see if I can do anything to help stage it better for the shortsale. I have been reading that sometimes if you do certain things to affect™ the way a property looks then it will sell faster or for more money. At this point I am more interested in faster because I don’t think that my staging efforts will increase the price enough to fully cover the second on the property. I’ll just be happy that I helped the first deed holder get a quicker short sale (I know thta there™ “special assets” department is very busy right now).
anyway, If time allows (I have a very full day today making new and important contacts™) I will try to make the drive.
Gotta go. H&R Block opened at 8 and I don’t want to be late™

Live Call Tonight: My Time, Jobs and The Future of I am Facing Foreclosure
Good Morning everyone,
I am not an early riser today™ (Thanks for the quote, Julian).
Wow. What an evening! I feel so blessed™ that so many of you spent your valuable time™ to be in on the first of my calls.
I want to address some issues that have come up and I want to let you know about some things that I have only been able to alude™ too™.
OK, The ticket thing. If any of you have owned a Jetta, you will be aware of this, but for those of you who don’t, I will tell you to™. The accelerator on a Jetta is a very sensitive devise™. The slightest touch and vroom! off you go. I was driving to an omportant business meeting™ with some potential business partners™ when I suddenly saw the CHP red lights in my mirror. As I looked down, I saw that I was driving in excess of 100mph!
It was my sucky day that the CHP officer only wrote me up for 90 (sweet™!). I tried to explain that it was 4:57 pm and I had to get my short sale™ packet delivered to the lender by 5:00 pm and that I was still making notes on my PDA™ to upload and then print at the lender’s office (about 20 miles away in Davis), but he wouldn’t listen.
I don’t know how much the ticket will cost, but I will be extra alert™ for the mail n about 7 to 10 days when it should arrive. I have spoken to a hard money lender™ about the possibility of either bird dogging some sweet RE deals™ for him or maybe setting up and organizing his filing system in lieu of his makin the payment of my ticket. We will have to wait and see.
Unfortunately it was well past 6:30 by the time I arrived at the lender’s office (I should have downloaded directions before I left) and for some strange reason the office was closed. I left the short sale package outside the door and I hope they found it and will respond favorably™.
The potential business opportunity in the Simi Valley did not pan out. It turn out that what the business was invlved in was to me unethical. It involved an adult oriented prduct and I cannot condone that.
The Utah payment is still missing despite my many and diligent efforts™ to locate it. I can say with 100% certainty that it is not under a cushion in the couch. Next place to look will be later this week in the mail. (Note to self, G’s™ sister is getting a little preturbed about the size of the pile - it is now roughly the size of my desk in the office). I will have to re-sort the prioritized piles as many of the overnight and certified mail packages that have arrived in the past 6 weeks should probably be moved down from “urgent open immediately” to the more mundane “open at leisure” status.
Many of you have asked what it is that I do all day long. I will answer that one directly. I spend my days making important business contacts™ that I can use to leverage™ my time to get involved with more sweet deals™. I think the single most important capacity that any successful business person™ has is the ability to contact any one of a number of professionals inside their network™. I feel that as the number of contacts and professionals that I have cultivated in my network™ grows, my probability of success™ also increases.
As for those of you who have asked about book deals, there actually have been 3 presented so far. Too™ of them appear quite lucrative (from skmmin the first page of the lengthy contracts) and one did not seem to mention any compensation (at least by the middle pf page 2 of 19). The only problem I see in this is selecting a suitable ghost writer (I am to™ busy working on my RE career to dedicate enough quality time to do the writing on my own) that can capture the unique and high energy qualities of my personality.
I have been scanning the classifieds in the SacBee for 2 and a half days and have not yet found an adequately qualified ghost writer. Perhaps I can contact some of the highly qualified professionals™ I have developed in my network of qualified business contacts™ and see what they can “bring to the table” so too™ speak.
One last thing before I have to run around the block (I am still spotty on my physical futness regime™ so today will be doubles) I want to thank Time from MBA for his return. I have always valued your advise™ and I look forward to hearing more of your word to live buy™.
At any rate, if any of you readers care to transcribe the podcast I would be appreciative (for the reasons stated above I simply do not have the time to do it myself). I will be working on a solution to the missing second hour of the recording and will try very hard to get it linked up soon.
Stay tuned!

No word on Short Sale… Remaining Homes Going to Foreclosure Today?
#98 Random Dude:
Yeah, I know I need to do some site maintenance. I had made a note to do that right after the first of the year when I was spending all of my time bird dogging™ some really sweet™ deals on passive income™ from apartments. I have decided that passive income™ is probably the best way for me too™ …. Oh, wait. You were asking about the ablebuyer website.
Sorry, I got distracted™.
Like I was sauing, I fully intended™ to do the maintenance, but then I read somewhere that there were something like tens of milions of website, with hundreds of millions of pages and they were being added at something like 1.2 million new pages a day. That seemed like such a daunting task that I made an executive decision™ and lowered the priority™ of getting right to the maintenance. In all honesty, it made me feel good to look how the server accidently tagged it with a “12 (positive) comments” label.
I’ll make a note™ to get that updated as soon as I can find some free time to do it.

Facing Foreclosure Live Call Wednesday March 21st
Uh Oh….
I took some of your advise™ and had a real life W-2 job interview in the software field today.
I think I failed because one of the questions was “what would happen if we Googled your name?”

My View on College
OK,
Before you haters™ dogpile on to™ much, I’ll explain the car thing.
I was going through that dot bomb phase of my life and I was pretty down (for me at least because I am generally an optimistic person™). I had heard of a seminar being promoted by a local guru™ that was about making an empire in real estate with no money down. It sounded interesting too™ me because of my natural entrepreneurial™ personality.
Since I was between jobs, the no money down part sounded perfect. The seminar™ by the local guru™ was to be out by Raley field in Old Sac. I was living near Natomas at the time so it was going to be about a 30 minute drive.
I accidentally overslept™ becasue I had been out at a late business meeting™ Friday. That made me hurry to get out door and I was driving a little to™ fast for the rainy streets. I was going to™ fast on the onramp to the freeway and slid sideways into a tree. My 1993 Kia was totalled. As for the insurance payment, I intended to pay it™ I event mailed the insurance company a note explaining my unemployed circumstance and promised that I would pay them every penny™ I owed.
I eventually paid the premium in 2005 with some of the cash back™ on one of my sweet deals™. I included a request that since I was paying my premium, would they be kind enough to reimburse me for the $3,225 in damage from the 2000 accident.
Someone at the insurance company must have been an early hater™ because they sent my check back uncashed (along with a note saying that since my policy had been cancelled for non-payment over 5 years ago there was no balance due).
So that should take care of explaining it.
On a positive note, I have been exchanging emails with my potential new business partner™ regarding the possible venture in the Simi Valley area. I will update as this progresses.
...
Um, anyone seen my blue ball™? It’s missing.

Casey Serin Facing Foreclosure on Wikipedia - a Defense
Good Morning!
Wow the haters™ are really after me today. I have had to delete about half of the comments because of the vile and vitriolic nature of them. Please, I am only trying to explain the facts about me and my motivation™.
As you can see by the timestamp on the most recent post, I arried home very late last night from a business meeting™. I thought I had it posted at 5:30 when my business partner™ arrived to pick me up, but I forgot to hit “Enter”. I’ve made a note to try and do better next time™. After all, failure is the first step to success™.
I slept in until about 10 AM after resolving to begin taking better care of myself by getting at least 8 hours of sleep each night. I admit I almost™ acheiced that goal™, but about 6 minutes short. On a percentage basis™ I acheived 98.75% of my goal™. Sweet™
I woke up this morning with a very queasy stomach and a massive headache. I hope I am not getting sick. I read somewhere that if you start taking a combination of asparagus root, bolivian mohagony bark extract and fish oil it can help strengthen your immune system. I should make a note™ to remember to do that™ later™.
My whole head is throbbing and I have tried to keep to my modified vegan™ diet. My business meeting was at Ruth’s Chris restaurant and was very productive. I ate a nutricious “special of the house” and brought some leftovers home. In my effort at staying healthy I kept my fluid consumption to several different organic grain extracts (the first few were mainly barley based, and then I tried some purifying potato and Juniper berry extract based beverages).
By the time we left at 1:45 AM I was quite a bit drowsier than I am accustomed to and I felt as if my gross motor skills were begining to deteriorate so I was concerned that I moght be coming down with something.
My new business partner™ explained an exciting opportunity that he is pursuing in the San Fernando Valley area north of LA. I can’t go in to great detail (got to keep a competitive advantage™), but suffice it to say that for a comparatively small initial investment (between $5,000 and $10,000), and coupled with my web-design skills, each increment of $5-$10K could generate $50,000 to $100,000 in gross revenue based upon ad placement and clickthroughs to the web-based business.
Best of all, it does not involve selling or physical inventory, rather it is all marketing based. Sweet™. My partner has some new and innovative ideas of how to differentate his product from many of the others that occupy the same basic business space.
I am somewhat regretting signing the contract he presented me at about 1:30 this morning before having it properly reviewed™ but he assured me that signing it would be in my best interest.
To answer some of the questions I know are sure to follow, he found me quite by chance last week after I posted the Utah photos and thought with my unique look and avant-garde style I would be a natural success.
I’ll update later as details arise. For now I have to tend to my health, so I’ll go make a carrot, mango, spinach and beet juice.

Burdett Avoid Foreclosure Deadline
OK,
More information on the Burdett™ transaction. Here is how it played out in greater detail:
December 19th - Received the short sale offer from the buyer. I had returned from a late night business meeting™ and I thought it was a magazine subscription and put it in the “low priority” mail pile.
December 26th - After enjoying several of my sweet™ Christmas presents, I started wondering why I had not received the offer, as I had been in negotiations with the buyer since late November. I assumed that the buyer was still preparing the offer sheet. I decided that because of the Holidays and that sonce so many people take these two weeks off that I would wait until after the first of the year to contact the buyer for an update™.
January 14th - I got a call from the Burdett buyer™ asking if the lender had made their decision on the offer. I was stunned that the Burdett buyer™ had sent me the offer and that it somehow had slipped through my meticulous filing system™. I bluffed my way through the call (I know I shouldn’t have - I’m intending to be ethical™ in business, but I didn’t want to give the impression that I wasn’t being professional™ and that I lacked business prowess™). So I told him I would follow up with the lender and give him a heads up™.
January 30th - While opening my mail I found alot™ of things that I previously had made a note to take care of™ including the short sale offer for Burdett™. Wow. The offer was signed November 30. That one sure slipped through the cracks™. At least I didn’t loose™ it.
February 9th - I put the offer in an envelope and intended™ to mail it.
February 13th - Put on stamps and placed it on the kitchen counter to put out for the mail man (I hope he has bird dogged™ some sweet deals™ for me.)
February 19th - put it out for the mail man, but today was a Federal Holiday. Maybe the mail man will pick it up tomorrow.
February 21st - Bank left me a voicemail message (I mistakenly thought it was CasCall™ calling so I did not pick up) saying they were in receipt and would get back shortly with info.
February 22nd - Bank called back (again mistakenly let it go to voicemail thinking it was CashCall™ - I have to get more disciplined™ in paying attention™ to incomming calls). They said that they had reviewed the offer (Oops! I should have done that first…), but said it was too low. They would mail me their counter offer that afternoon.
March 8th (yesterday) - Bank called again (thought it was CashCall™ since they call me at least 40 times a day - no joke) and left voicemail asking if I had reviewed their package, they said they mailed it on the 22nd, and it was set to expire today. Good thing I let the call go to voicemail™ or they might have gotten the impression that I was acting in an unprofessional manner™ by not having responded.
I spent most of yesterday afternoon looking for their counter. When I found it at about 8:30 last night I was too tired to review it so I made a mental note™ to do that today.
10:00 - Not quite an early riser™, but I was awake and refreshed. I opened the lender’s counter offer and saw that they were at $275 with only 3% cash back at closing™ (Hmm, that’s only $8,250 - I wonder why they are so stingy?). I read the original offer at $240 and saw why the bank had rejected it: The Burdett buyers™ wanted $110,000 cash back and had a notarized contractor’s estimate to repair the settling foundation, roof leaks, non-code electrical and plumbing, replace the inoperative heat/air conditioning unit, new appliances (when I purchased Burdett™ it had none), re-route the sanitary sewer so it would not bubble up in the front yard creating a health hazard, replace the cracked windows and repair the termite damage. Grand total from the estimate: $109,776.51.
I should have had an inspection before I purchased the property.
Anyway, at 11:00 I called the buyer to tell them they only had until 1:30 to accept at $275.
I wonder™ if they will.

Utah Trip a Success!
Hi all,
I’ve been really tired since I did all that work™ in Utah. Plus it was really cold there (that reminded my why I am so blessed™ with the weather here in California). I have every intention of giving you the update of my cativities in Utah. I have just been overwhelmed with my “to-do list”.
Someone referenced the “one touch system” of organization and I have been reading several very good books on how to keep organized. I started already by putting my leftovers from the wonderfully productive™ Utah trip in my fridge in alphabetical order. The one thing I haven’t yet discussed here was my last meal of the trip at Hometown Buffet (hint: man-purse™ a must have…). Anyway, I finally got the leftovers in the fridge at about 2:30 this afternoon. I figured that on my modified vegan™ diet I didn’t need to bring home any veggies (parental units for that!), just meat, dairy and cheese. I tried to go light on trans-fats so I stuck with a limited amount of fried meat.
Anyway, I have a really large stack of mail awaiting me and I think it is important to get that going first (three more “overnights” and 11 (yes, e-l-e-v-e-n) certified letters to file in sequence for opening. I hope to get that started by later tonight. Right now I’m getting hungry so I may heat up some of the Hometown Buffet free range chicken in a little bit.
The Jamba Juice was quite refreshing (especially with the protein boost) and the wheatgrass shots were just what the doctor ordered for my morning constitutional.
Like I said, it is my intention to post a more thorogh accounting tomorrow. Got two (and maybe a third) bird-dof™ lead from the mailman since I left. Need to follow-up™ on those.

Timeline of Life, Houses and Foreclosure
12:10 – Wow almost 7 straight hours of driving, but I feel very productive. This is my first stop as I am very hungry (especially considering the delicious aroma that the bio-bunny puts out). My Davis friend™ that I am doing the road testing for I think felt a little sorry for me. He gave me some cash for food and inexpensive lodging (I have to keep an eye on expenses, right? That’s one of my goals for my 2007 “financial fitness” ™ plan.
I took a brief rest stop at the “Jail House Motel & Casino” in Ely, NV. I know from a lot of you haters™ that you will find some irony in it, but the sign out front said “20Oz. Porterhouse Steak and All this Fixins for $5.95”. Since I am now on a budget™ I need to watch prices and this seems like the best protein value around. I’ll go heavy on the veggies to stay within my modified vegan™ dietary constraints.
Fortunately this little motel/casino has a WiFi hotspot and the people are very pleasant. I am able to moderate the posting as I efficiently travel to Utah. I am truly a multi-tasker™ now!
While I was on the road I listened to my messages and returned calls. I am not yet able to divulge all of my activities, but I can say that I had some good and some bad news. First the bad. About an hour ago I tried calling the Chicago funding source and I was told by their receptionist that their business trip did not go as well as planned. There were some complications involved and they are currently conferencing with the law firm protecting their interests (I know how important that is in a business environment!). The receptionist said that it could be as long as 72 hours before they would be able to contact her, but she would pass along my message. Sweet!™ Things are moving in my direction. I can feel it.
Next, I talked to the Rio Ranch Realtor® and she said that unexpectedly her credit card processing had been completed and was functional. She said that her new website (I don’t yet have a link, but stay tuned) had received over 20,000 hits in the first 24 hours! Sweet™ deal for her. I explained that I had considerable experience in dealing with sponsors and I could offer her some tips to avid the pitfalls I had. She politely said that it wouldn’t be necessary. She already had 78 “subscriptions” and 4 bookings. She really, really wants me to let her use the Rio Ranch property until it is disposed. She stresses that with her current momentum, she could be able to pay me maybe $2,500 a month in sweet passive income™.
I’m not sure what to make of that. G™ was a little concerned that whatever her new venture was that it sounded shady. No more gray area for me! I am strictly going to be conducting my affairs along ethical/moral guidelines. However, the $2,500 passive income could allow me to possibly save this property from foreclosure. That would be sweet™ and might give me some leverage to begin paying back the dirty pennies™.
Maybe if I explain this opportunity in financial terms G™ can see the value it has and how it may be my way back to salvation™.
1:00 - I am on the road again. I am pleasantly full and feel surprisingly invigorated by my modified vegan™ dietary regime. I truly believe that if I continue this regime and add an exercise program, I will be big™ in just a few short weeks. I tried to compliment my modified vegan™ meal with carrot juice, but the waitress just gave a weird blank stare. I settled for apple juice (I’m still abit skeptical of Alar on produce), and decided it was all good.
I’ll be on the road quite abit so I’m not sure when the next update will be.
Stay tuned.
(PS – I feel more productive by disciplining myself to provide you with more detailed and consistent updates of my daily activities. What do you think?)
(PPS – for those of you checking, I have had 11 calls from CashCall since leaving Sacramento. Thank God for caller ID. I really do want to talk to them, but right now I have several promising ventures – Chicago lender, Hard Money Lender, and now the Rio Rancho profit sharing opportunity. I simply cannot commit to a repayment plan until I see how these things shape up.)
...
BAD NEWS IN UTAH
4:30 – I can’t believe my luck! I arrived here with only 1 refueling (I averaged 43.2 miles per gallon). It seems like much longer than the 10 hours it took, but I read somewhere that long haul truck drivers use amphetamines sometimes to stay awake longer. Not me. I have decided to treat my body as a temple. No foreign substances or artificial ingredients.
On the drive, I listened 2 two truly life changing books on take (the bio-bunny has a cassette deck – sweet! ™). The first book was a 1953 book psychology, paraphysiology and the impact of diet on mental processes. If you can believe it, they actually advocated consuming small amounts of radium as a dietary supplement to invigorate certain thought channels in the brain. That part is not for me, but I came away with some new ideas to help me channel my inner focus and outer psyche to maximum potential. I think that there have been certain subliminal messages (exacerbated by the haters™) that have kept me from blossoming into my full potential.
Making a list and prioritizing it is the key.
The second book “29 Inner Secrets Of The Most Successful Billionaires And How They Got There” was 100% on target. I am glad I listened to this one after the first book as it really fit well into why I have a tendency to procrastinate. No more. From here out, prioritize and organize.
Just as I reached the Nevada/Utah I conferenced the Utah buyer and my team member™ to confirm our meeting time. I had unintentionally written the meeting date down as for today/this weekend. It is actually next weekend – I am a week early! You see, this just verifies the wisdom that I had gained on the drive here – I must pay closer attention to detail, and prioritize. All was not lost. The bio-bunny performed better than expected, and….
I got a call from the Rio Rancho Realtor®. Her website meter is going crazy with hits and she is up to over 100 subscribers and has tentative booking for 6 private “client seminars” for this weekend. She is desperate to use the Rio Rancho property. I tried to press her form more details about exactly what the “Limitless Ladies - Beyond Exotic and in Your Home” concept is about. (I’m pretty sure it is like that ‘women helping women’ pyramid scam from a couple of years ago which is why I am uneasy with the concept).
She politely says “no, it’s not a pyramid scheme, and it is definitely not aimed just at women. She tells me she is not quite 100% comfortable discussing the details on the phone.
I can understand that. There have been various times in my business career when I felt that I was just on the edge of hooking a super sweet™ deal up and I didn’t want to discuss it. I tell her that I am in Utah and after a brief rest I could possibly drive to New Mexico and meet her personally. She says that if I agree to meet her at the Rio Rancho property, she can pay me an initial $500 fee to use the house just for this weekend and possibly more.
Now I know I really could use the extra money, and using a vacant house for one weekend for $500 doesn’t seem at all like it could be anything bad, right? So I tell her OK, as long as we have a meeting and she fully explains her concept and that I have final approval.
4:45 – Check into a Motel 6 for a few hours of shuteye. I have another big drive ahead of me in the bio-bunny. I want to be fresh and in tip-top condition. I ask at the front desk if they have an exercise room, but to my disappointment. No.
4:50 – Call my Chicago people. No, they are still unavailable and the secretary says she doesn’t think they will be available until Monday afternoon. Just my luck.
5:40 – Call one of my business partners™ regarding the potential sweet deal™ that would generate the passive income™ I’m looking for. My business partner™ says he definitely has a source for a hard money lender™ that wants to stay in the background – sweet! ™. He is handling some of the preliminary details, wants to avoid any lose™ ends, but is concerned that before closing the deal the hard money lender might want to see my financials. I tell my business partner™ that I have not had to do that previously in closing on property. Isn’t there a way to do some sort of “stated financials” transaction (I know what you are thinking at this point, but I don’t feel so shady with the passive income™ being as much as it is – perhaps just a slightly higher rate, of course it would reduce the cash flow, but every successful titan had to make initial concessions.) My business partners™ seemed very upbeat at the possibility of raising the interest rate to offset my financials.
That is what I call out of the box thinking™.
I fully intend to handle this in an ethical way™ with no shady dealings™.
I really want to run all of this by G™, but she is unavailable. OK. My inner psyche is now in full sweet deal™ mode.
I am in!
I know I can turn this into a positive™.
By the way, since I only brought enough fuel for my Utah trip and a 25% reserve, I am a little concerned about the trip home. I’ll call my friend™ in Davis and ask what recommendations he has for an extended range trip. It will also give me a chance to give him a road test update on the performance of the bio-bunny. I think there is a future for this bio-fuel, if only he can reduce the day old Chinese food smell. I can’t imagine how someone’s garage might smell after a few startups in cold weather.
OK. I’m positive™ focused™ and looking forward to my day ahead. Now to get some shuteye. I am sure I am on the road to redemption™ and salvation™ for sure.
...
10:07 PM - Cr### I slept too long! I just realized the the Realtor® ladies in NM are expecting me in leass time than it takes to drive from here. On the one hand, I can sleep until tomorrow and continue my disrupted early riser™ ideal regimine, and impress the “ladies:, or I can forego the early riser™ regimine and get fully rested (perhaps with a proper modified vegan™ nutrition break) and be fully rested and prepared to conduct high level business.
My instinct is to arrive fully ready to disavow any participation in a “women helping women” pyramid scheme (no more schemes for me™). I have made the executive decision to get a good night’s rest before making my next (near) trans-continental treck in the bio-bunny. A least like I feel like a low-carbon (part Chinese) pioneer!
So with that, good night to all (even the hater™ who I think are somewhat envious of me now that I am on an intersteate adventure!)
I’ll let the Rio Rancho Ladies know I’ll be there by noon.

CashCall is Calling my Friends
Good Morning!™ (Almost an early riser™ today).
Let me fill you in on the second half of yesterday and what I have been up to today.
First off I want you haters™ to try and tone it down. I know that I probably shouldn’t have gone to cash call, but I was in need and the idea seemed, well, almost seductive. I had every intention™ of paying back every dirty penny™, but things changed. I am sure with some of the sweet deals™ I’m working on that things will quickly be turning around. So for the mean time, please stop the negativity.
OK, to summarize:
2:45 PM (yesterday) - Held a meeting with one of my business partners™ regarding a potential sweet deal™ that would generate the passive income™ I’m looking for. He thinks he has a source for a hard money lender™ that wants to stay in the background and let me handle the details of the transaction and day-to-day operations. My business partners™ seemed very upbeat and offered some creative solutions as to how keep my current situation from being the topic of conversation. I told my business partners™ i wanted everything to handled in an ethical way™. No shady dealings.
4:25 - Done with meeting with business partners™. It looks like we can close on a 400 unit structure in North Natomas in about 30-45 days. Sweet!™.
4:30 - Disaster struck. I was in my friends borrowed car and I didn’t notice how low on gas the car was. Just as I was looking down in horror at how little fuel I had left, the “check engine” light came on. My thinking was that this was a warning about how little fuel I had left (I already realized that, right?) So I continued driving at a reduced speed to save gas (I need to consider a hybrid to help reduce my carbon footprint - it is really better for the environment and helps to reduce greenhouse gasses and global warming. I made a note™ to mention it to my friend later). Just then, the engine made a terrible screeching sound and stopped almost immediately.
I have never run out of gas before so I assumed™ that this must be what it is like.
4:50 - I get ahold™ of my friend and embarrasedly mention my situation to him. He tells me he understands™ and he will get a ride and bring a couple of gallons of gas. I tell him I’ll make him some sweet juice™ to pay him back later.
5:40 - My friend™ arrives with the gas. He puts it in the tank (some day I’ll have to take a basic automotive class to gain a deeper understanding so I can be more self sufficient) and we try to start the car. Unbelievably, the car seems to have had the battery die at the same instant it ran out of gas.
My friend™ is now staring in horror at his car. He says that the check engine light was related to the oil level in the engine and not the fuel. He say that the engine is likely fried and that they are very costly to fix. I tried to console him by telling him that my roadside assistance™ plan covered any car I was driving and that it would pay to have his car towed.
7:30 - I finally get home after having the car towed to my friend’s™ house. He is bitter and I don’t think I will ask to use his car any more. I need to focus on getting the Jetta’s™ tire fixed instead so I will have reliable transportation to/from important business meetings™. I notice two more “overnight” packages and a certified letter to me that G’s™ sister kindly placed in a neat pile in my office™. I will have to make a point to put them near the top of the stack of my mail tomorrow, as I have another business meeting™ with some potential investors™ tonight.
7:40 - G™ is unhappy with the whole car situation. We have some heated word, but I explain I have an important meeting with some potential investors™ at 8:00 and I won’t be back until late.
8:00-1:45AM - Business meeting with investors™ wet reasonably well, I can’t divulge any details yet, but they have a connection in Chicago that *might* be able to provide a portion of the funds for a new venture without alot™ of documentation.
8:45AM - No early riser™ today. I missed it because of the late hour of last night’s meeting.
9:10 - A quick (and light) fresh made juice (I though about the advise™ on being careful of an allergy developing, but I am only on day 2 of my regimen and I will start being careful on Saturday.
9:30 - a quick jog around the block and then I plan a 90 minute meditation™. I am trying to find a balance in my body’s energy centers and a book I am reading (The interior Zen of Harmonic Balances through Homeopathic Regimens) says that meditation and essential earthy nutrients are the first step in meditational cleansing.
9:45 - Broke meditation early (I had every intention™ of meditating a full 90 minutes, but Cash Call found G’s™ sister’s telephone number. I answered it and they asked who I was. It was a moral dilemma, because I intended to be ethical™ in dealing with them, but I was still in denial mode™. I said I was G’s sister’s cousin visiting from San Diego and I just arrived last night and wasn’t sure who was staying here. I know that wasn’t the right thing to do™, but I had to have some time to plan on hat to talk to Cash Call about. I’ll set aside some time on Friday to make a list of discussion points with them so when they next call I will be prepared).
9:50 - Going to go shower because I really need to check on what to do about the missing check™ from Utah. I know I have been a little slow™ in aggressively dealing with it, but I must make it a priority.
I’ll update more later (gotta check on several gyms in the area so I can get back to being big™. I have heard that a few will let you try them for a week or two at no charge in the hopes you will join them. Hey, it is a way to stay focued™ on my energy centers without expending valuable funds, right?)
...
OK, Guys. Really really hectic and productive day, complete with drama.
10:00 - Near panic attack! Blue ball™ appears to be not as large as yesterday during my morning check. Air pressure is now at 3psi (far too soft to be productive). That is a 25% decline in pressure. I must find out where all of that precious air went. I called a friend who has some “pull” at the airport and get the barometric pressure measurements from yesterday morning to this morning.
Although we have been having some climatological challenges (er, opportunities™) the barometric pressure has stayed relatively stable (29.22 in Hg vs 22.31 in Hg today), it hasn’t changed enough to account for the decrease in the blue ball’s™ pressure differential.
10:15-11:05 - spent time on the Internet researching possible causes of pressure differential in the blue ball™. Many theories abound, but the most promising is that there is a leak. What now? I’m trying to get back to a strictly modified vegan diet™ and my mind is swimming with possibilities. But a leak, hmmm. More to ponder.
11:15 - moderate™ some posts here and suddenly realize from poster 72 that today is Rio Rancho foreclosure day. S***! I can’t remember what the time differential between California and New Mexico is. If it is 11:30 here, is it 10:30, 11:30 or 12:30 there. Either way, there probably isn’t time to get there in time to intervene/record/document.
I wonder if there is a response to my short sale package in the mail (note to self™ make prioritizing the mail a higher priority)
11:45 - finished moderating the posts™ the haters™ are seeming to be dying down and there are some very sensible and forthright comments being posted. To all of you offering advise Thank you. To the haters™, thanks for keeping it to yourselves, at least for now.
11:55 - Contact Realtor® friend™ in New Mexico. I explain my completely missing the foreclosure sale date and offer apology. It is nice to be engaged with such hard working professionals™. She explains that she can contact some of her contacts™ and see what is going on. She also offers me the address and telephone number of her new side business venture “Limitless Ladies - Beyond Exotic and in Your Home”, explaining that with the real estate slowdown (not just in New Mexico I assure her), and since she is just 23 and only a semester of college, she and three of her friends are exploring a new opportunity™ in the greater Santa Fe area. She says that she should have her domain name registered and on-line credit card processing up by the end of the week (a good idea for a future post?)
12:15 - Juicy Juice time™! A healthy refreshing break from the ordinary today - winter veggies are in season! Carrots, cauliflower, Brussels sprouts (iron, you know), broccoli and tangerine juice (for tartness). Lots of B-complex and anti oxidants. I am feeling more vigor and stamina today. The regime is working for sure.
1:30 - Get a call from my friend™ about the borrowed car. His mechanic says it will be about $4,500 for an engine replacement. Ouch. I tell him I am really very sorry for confusing the check engine light and gas gauge. I tell him that I will pay back every greasy penny™ to his mechanic once my two new ventures (that’s right, but I can’t reveal exactly what they are until the hard money lender firms up his position and until I hear back from the Chicago connection).
1:45 - Make call to Chicago people. It’s 3:45 their time and I am told that they are unavailable, that they “are dealing with a most unfortunate set of circumstances involving a joint venture”. They have had to drive to Southern Illinois to personally deal with the circumstance and won’t be back until very early tomorrow morning. That’s disturbing. My friend™ who did the introduction did mention they were heavily involved with a leveraged™ import/export venture from South America. I hope nothing has gone wrong with customs.
2:20 - I get a call back from my Realtor® friend™ in New Mexico. She is very excited. It seems that when she and her business partners got to the auction, my property was up next. What happened next is truly amazing. Once they got out from the car, every head turned and the auctioneer called off the balance of the day’s trustee sales and my Realtor® friend™ and her friends got 11 bookings. Her card processing isn’t yet activated so they had “cash” buyers.
I tell her I’m excited for her success, but what about my options. She explains that if she is successful during the rest of the afternoon’s business, she can probably negotiate a 30 day extension during which she will personally negotiate with the lending officer on my behalf.
3:00 - Time to meditate on today’s events. I feel very blessed™ to have such hard working professionals™ on my team™. Even though I am working several States and time zones away, I feel a positive aura coming from the developments. If I keep the momentum™ moving and stay focused on my opportunities™ I think the short sale will be accepted and that the Chicago connection and the hard money lender™ will surface at just the right time.
Do you think I should take the Chicago deal as offered or counter? I don’t want to seem to greedy or to desperate. I need to meditate on it.
More to come.
...
Quick update:
4:40 - Got confirmation call from my Realtor® friend™ in NM. She confirms what is posted her regarding postponement of sale from today to March 28th. Sweet!™. Since it is an hour ahead in NM, she is hard at the task at nearly 6:00 PM. She clearly knows hard work. One question, she want to know if she and her friends can use the Rio Ranch home a couple of times for a photo studio to make some publicity photos for her new venture. She also wants to know if it is OK to hold a small number of “low key” business meetings there. She is offering me 10% of any business that she brings in and thinks her model will be able to generate potentially thousands per month.
Her thinking is that if her venture takes off she might be able to branch out into other areas and since I have some vacant nondescript properties in other urban areas they might fit her business model. I am initially uncertain as to what to do, since I don’t fully know what her exact business plan calls for (she is a little vague on the details, only offering that involves “public relations types of events” and that by its nature it s designed to be marketed in a highly discrete manner to high net worth individuals who wish to explore some innovative opportunities). I’ll meditate on it some more.
My gut instinct is to go with it (what have I got to loose?™) and take whatever comes my way so that I can begin to find salvation™ on my way to getting saved™ so I can pay back every dirty (and now greasy) penny™.
I intend to discuss this with G™ and See her thoughts.
Any ideas-comments?
...
Good morning Everyone.
Day three of keeping you apprised of my activities. Man, am I tired this morning. I think the protein boost was a good idea, but I have been reading some disturbing things about anti-oxidants. Some of the research suggests negative implications when anti-oxidants and certain omega-complex fish oils are intertwined in the small intestie. It has something to do with protelayse (sp?) inhibitors and the hydrochloric acidity — I’ll do more research and have a “fitness and well being” post shortly™.
OK, my last night was not too good. G™ thinks that the Rio Rancho Realtor® might be up to something that while not illegal, could be considered immoral by many. I try to explain to her that I truly do want to follow the moral/ethical™ route, but that since I have so many dirty pennies™ (and now greasy pennies™ too) that I should at least explore the situation. G™ is skeptial but open minded. That is one of her most endearing qualities. I feel blessed™ that she has entered my life.
6:30(PM) - Had a nice quiet dinner with G™ and her sister. Since I have been feeling guilty about my situation I offered to cook up a tasty goumet meal that is very nutricious as well. I decided that a vegan theme™ would set the tone, but since I am trying to consider starting an exercise regime™, I need all the protein I can get in my diet. So, I prepared a black and fava bean compote with a selection of fresh oven roasted root-vegtables (from my parents - bless them!) served along side a lean pot roast with beef gravy (protein!).
G™ and her sister™ really seemed to enjoy the meal.
You are probably wondering about the whole Utah property/check issue. No, I dd not cash the first payment check. I am going to go to Utah to try to sort this whole mess out™. One the posters here has offered (kindly) to help once I get there. Many of you also have asked about how I am going to be getting there. Here is where I can tell you more.
Over the past weeks I have been collecting used oil from Chinese restaurants and delivering it to a friend in Dave (just north of Sac.) who is working on a prototype bio-diesel reactor for his master’s thesis at the college. We met at a Jamba Juice™ several months ago when he noticed cellphone/PDA and began asking questions. He had never seen one with so many features packed into such a small profile (I was moderating™ postings at the time, so I told him my whole story). Anyway, I think he kinda felt sorry for me and offered to let me use his 1982 Diesel Rabbit as a long-range test vehicle for his fuel.
He claims that it will average 41 MPG on the highway. I have only driven it a few miles, but it seems OK to me. The one strange part about driving the bio-bunny (as he calls it) is that it smells kind of like General Tso’s Chicken as it drives away.
9:45-10:30 Moderate a few posts and then off to bed. Tomorrow’s a big day, driving from Sacramento to Rio Rancho, NM is 681 miles - 9 hours 45 minutes If I go non-stop. Early Riser™ here I come!
4:40AM - Up without the alarm - the extra protein in my modified vegan™ diet is definately working! I made a healthy sweet juice™ juice for breakfast. I had time to look at some of the overnight comments but no time to edit/moderate™. Quick jog around the block and I feel ready for the long drive ahead. I make a mental note to review the driver’s handbook for the bio-bunny (want to avoing the whole oil/fuel issue), and then I’ll be ready for the road-trip.
I notice that I have a voice message form the Rio Rancho Realtor® from 2:15 this morning (what an early riser™ she must be!) I’ll check voice mails once I’m on the road.
5:30 - Being an early riser™ feels good again. I’ll have to continue this. OK. Now its on the road. I plan that with a 1 hour stop for lunch, I can meet with my Utah connection by 3:30 or 4:00 this afternoon. Sweet!™
No word yet from my Chicago connection lender. It is only 7:30 their time and if their business trip went long (I certainly know how a well disciplined plan for an efficient (and ethical™) business meeting can run contrary to plans), they may not be in the office as early as I tend to be.
Hopefully along my route there will be some hot-spots and I can moderate™ along the way.
Stay tuned!
681 miles, 9 hours
680, 10 hours

Stay tuned!
