End

There will be no more updates to this blog. I wish all the best to TimelineGuy, but I'm sick of Casey and can't visit his site anymore. Anyway, the fun of the parody comments has maybe peaked and is certainly eclipsed by the bleak reality of Casey's cowardice and theft. (Assuming any of it is even true).

I'll leave the blog up as a record of the TimelineGuy posts.

It’s All Good In Tha Australian Hood

Original: It’s All Good In Tha Australian Hood

G'day Mates!
Just up from down under™.

I am not sure if this post from the future to all of you in the past will make it through the Binford 9000™ server I upgraded too™. (That's a little inside joke you'd know if my previous posts hadn't gotten caught up in that time/space continuum, but that's all in the past (or, actually the present, which used to be the future™, but then, those posts didn't make it, did they?™

Anyway, right now it's saturday night and that means only one thing... Keep clicking "refresh" on the browser on the SacBee website for the sweet™ Lotto numbers. Once I get them here in the future, I'll email them to the past (which is Friday) to "those of who we cannot speak"™ and she will but the winning numbers. I ave fine tuned my time/space cotinuum and realized that with the Binford 9000 server, I can wait until the SacBee.com website posts how many winner of the Lottery their™ are before I email ifo to "thos eof which we cannot speak"™.

If the pot is to™ small or if their™ are to™ many winners, I won't bother so that "those of which we cannot speak"™ won't arouse any suspicion.

Anyway, Saturday night down hear™ is affectionately referred to as "Sheila fest"™ wow. I can't express my feelings (part of the agreement I have with "those of which we cannot speak"™, in order t keep the blog going).

Anyway, yesterday™ (oh yeah, thos eposts didn't get through), I'll email all of you in th past™ and let you know whatthe future has in store!™

G'day from the time-traveller, Lotto winner™, dirty penny™ paying back, book writing, new to Oz Casey™

From the “Publisher” of Casey’s Foreclosure Book…

Original: From the “Publisher” of Casey’s Foreclosure Book…

Good morning!

I’m almost an early riser™ today.

After I went to bed yesterday afternoon, I had a dream in which I had voluminous posts saying that what my publisher wrote was to™ long an meandering. So when I got up this morning, I emailed my publisher and asked if he could whittle it down a bit. Here is his reply:

Why I am Facing Foreclosure is Back

Original: Why I am Facing Foreclosure is Back

Hi Guys,

Little late™ this morning. I’ve been riveted to TV waiting for what happens to Paris (she is “one of who I can speak”™). Poor girl. I have great empathy for her. It is to™ bad that she doesn’t have the network of highly trained professionals™ like I do to rely upon. I can really understand what she has going on in her life right now. She is a prime example of not paying attention to what she signed™.

Anyway, “those of which I cannot speak”™ said that because of “activities of which I cannot speak”™ I HAVE TO continue the blog. You asked for the publisher’s name, and after cnsulting with “those of which I cannot speak”™, I found away™ to disclose it. My publisher is:

Scholastic

I am required in my “activities of which I cannot speak”™ to keep this blog up and interesting™. I am sure I can do it, but all of asudden™ it seems like work. Pior to this I was “activities of which I cannot speak”™ because it seemed like fun. Now with a financial gun too™ my head it is pure drudgery. I want to keep it organic, mineral free and low-carb™, but “activities of which I cannot speak”™ is hard. Really hard.

Maybe that’s why I have such a feeling of connection with poor Paris. I’ll talk to “those of which I cannot speak”™ about is and see. As some of you have already surmised, the book is about 80% done and should be almost 30 pages (including pictures, or course) when complete. Since I have the responsibility to make my edits before Scholastic does their final edit, I fully intend™ to be done with my part by Thanksgiving. I am thinking about maybe partnering with some of my longtime moderators here to see if they might guest edit some of the more lengthy passages.

Any thoughts?

Never Say Never: I am Facing Foreclosure is Back!

Original: Never Say Never: I am Facing Foreclosure is Back!

Good morning all!

Thank you for being patine, even though I wasn’t an early riser™.

I think I owe you all an explanation of what has been going on. I know I alluded to the craziness™ of the last week, so here is more detail:

Because of the arrangement I made with “those of which we cannot speak”™, I hade to “activity of which we cannot speak”™, or else “those of which we cannot speak”™ would “consequence of which we cannot speak”™ would happen.

At first I thought that “activity of which we cannot speak”™ would be OK, but “those of which we cannot speak”™ re-iterated that “consequence of which we cannot speak”™ was indeed looming so “those of which we cannot speak”™ prevailed. I consulted with several highly qualified professional members of my team™ about doing “activity of which we cannot speak”™ in a way that “those of which we cannot speak”™ wouldn’t “consequence of which we cannot speak”™. After much negotiation, “those of which we cannot speak”™ acquiesed and allowed me to “activity of which we cannot speak”™ in a way that would not result in “consequence of which we cannot speak”™.

So now I am “activity of which we cannot speak”™ in such a way as to maximize my sweet™ potential for success without ever bringing attention to “those of which we cannot speak”™ or “those of which we cannot speak”™’s sister™, which would cause a “consequence of which we cannot speak”™.

Pretty clear, eh?

During my downtime, I was able to “activity of which we cannot speak”™ and open my “activity of which we cannot speak”™ while trying to negotiate an “activity of which we cannot speak”™ with several of my “those of which we cannot speak”™. Two of “those of which we cannot speak”™ were somewhat amenable to my offer of “activity of which we cannot speak”™, and one said that in order to reduce my “activity of which we cannot speak”™ down to “activity of which we cannot speak”™ which would be roughly equivalent to four and one half “activity of which we cannot speak”™, they would need to see my “activity of which we cannot speak”™ for the last “activity of which we cannot speak”™. Two more referred me to their “those of which we cannot speak”™ because it had been such a long time since I “activity of which we cannot speak”™ to them.

One other said that in May they “activity of which we cannot speak”™ my “activity of which we cannot speak”™ to another “activity of which we cannot speak”™ for “activity of which we cannot speak”™. They gave me the 800 number to get in touch with “those of which we cannot speak”™ to try and get a current “activity of which we cannot speak”™. I said all I wanted to do was “activity of which we cannot speak”™ so I could “activity of which we cannot speak”™ every dirty “activity of which we cannot speak”™ to “those of which we cannot speak”™.

I fully intend™ to spend most of today contactng the rest of “those of which we cannot speak”™ to get “activity of which we cannot speak”™ on a more current basis.

I feel cery blessed for having had the opportunity to “activity of which we cannot speak”™. I am just sorry that “activity of which we cannot speak”™ turned out so badly. I promised myself™ that I would finish working on this blog (ha ha! activity of which I CAN speak™) by 8:30 so I can spend my valuable time “activity of which we cannot speak”™. That was the deal with “those of which we cannot speak”™ so that I don’t “consequence of which we cannot speak”™.

Later, I’ll tell you about my efforts to open all of my “activity of which we cannot speak”™, and what happened when I found an “activity of which we cannot speak”™ in the “activity of which we cannot speak”™. I am sure it will make for an interesting blog!

"Iamfacingforeclosure.com is dead. Casey Serin has pulled the plug."

Hi All,

I fully intended™ to give you advanced warning of what I was up too™ but I had to™ many sweet™ deals in the works.

I will soon™ post a detailed account of what transpired leading up to the shutdown. Yes, as some of you will point out G™ is a bit pissed, and G's sister™ hasn't spoken too™ me since mid-March. I almost had to sleep in the Jetta™, but by shutting down the blog, I was able to negotiate sleeping in the shower stall for awhile™.

I am working with my network of highly trained professionals™ to get this going again (we are meeting at Macaroni Grill™ tonight to strategize), and I hope to be falling forward too™ even bigger things.

In the meantime, I am glad I drained my paypal account this morning and closed it permanently. I will still be looking for that $5,000 a month in sweet™ passive income™. It is certainly getting close.

You can still email me at serin.us.

Bye!

Debt Settlement… Settle Debt From Corporation?

Debt Settlement… Settle Debt From Corporation?

Hi Guys!

Gotta get this in before 4:59 today. I’m on the bubbe and I’m afraid that “those we can not speak of”™ might ake me pull the plug tonight. “Those we can not speak of”™’s sister™ pretty much hasn’t spoken to me for two weeks. I wonder if I have done something to irritate “those we can not speak of”™’s sister? Maybe I should start a poll™ for insight.

@82, SpaceMonkey: You are right, I should have opened that letter a little sooner. I didn’t finish opening alot™ of my December and January mail™ until last week. In order to reduce the amount of work, I usually just looked at the postage. If it was bulk or reduced rate I figured “why bother?” If they won’t pay first class to contact me I’ll wait until they will.

Even that got burensome. So I just threw the rest of it away. I know that it presents a security risk, but who would wnat to steal my identity? Maybe it would improve my credit score?

Anyway, it was an accident thatthe settlement offer wouldn’t fit. I had already filled 11 garbage cans and it simply wouldn’t go in (I hope the neighbors of “those we can not speak of”™’s sister wont be to™ upset I used up all of they’re™ garbage can space. I really had to empty my ooffice™ so I could see if I still have my blue ball™. I sort of forgot about it.

Anyway, I decided to settle the amount in the letter. But I accidently used a check from my Wells Fargo account that they closed months ago.

Do you think they will notice?

I’ll put up a poll™.

OK, gotta go and get crackin on the day ahead. I am blessed™.

$1,000/week or Kill Blog and Get a Job! Oh Crap!!

Damn,

I deleted it by accident.

What I was trying to tell you is that when I suddenly realized I might loose™ the shinyest of my objects™, G™, I realized that drastic times call for me to do something.

I just wish I had read my agreement beofre signing it. I know you haters will try to manipulate my words, but I was actualy concentrating on my penmanship™ and trying to figure out a way to meak (er, earn™) $17.58 per hour. That clouded my thinking™ and I didn’t pay attention™ before signing it. I intend™ to go back and read it soon.

I was thinking about one of those jobs driving those way cool really big trucks on th ehighway. Someone said they pay like $0.42 per mile, so to make (earn™, oops!) $1,000 a week, I’d have to drive like 2,381 miles aweek™. That’s loke from here to Galveston TX and back. Hmm. Frito Lay is headquartered their™. Maybe, just maybe……

I also forgot to talk to G™ about taxes. I wonder how much she understands about them? The agreement she had me sign said $1,000 in cash on th etable every Friday. How did she corner me into signing a document without reading it™? She must have near wizard-like powers.

Anyway, I signed it and it is done. I have to focus only on clean pennies™ and doing honest work. No more, er, no, uh, well, argggghhh! You know. No more!

I would really like to not leave the enjoyment I find in thi sblog. Sure you haters™ sometimes get me down, but my new vitamin regiment™ has done wonders for me. I have found that a proprietary combination of oxcetyl-beta thorazidinoide, keratonium polyglycolate, fengreekic ascerbate and hydroxy acid works wonders. You should try it.

Gotta go and get ready for the big big teleconference. I need to put on my new shirt and brush my teeth.

PS,

Click on link number 8 (above) in the “Sweet Links™” section. These guys are great and I want to help them any way I can.

Just for the record. I don’t like bugs™ they’re icky.

In fact I won’t eat anything with an exoskelleton.

Except shrimp, and lobster and crab and oysters (OK, stretching the exoskelleton thingy™ a bit).

Most Hated Blogger on MSN and Server Nightmare

OK,

Some ground rules for tonight’s beg-a-thon™. First, I will not be demeaned by any of you haters™ for any amount. Well, any amount less than $5. Next, you cannot make any reference to G™ at all. Except for any amount over $6. Since I have several potentially HUGHE business deals that will instantly net me large sums of money, they cannot be mentioned. Except for a $4 or greater credit.

Now, some suggestions:

Me in the Jetta™ - $1
Me on the hood of the Jetta™ - $1
photo of my mail stack™ (it is now about 1/3 the size of G’s sister’s™ back yard - $2
Picture of me opening the mail - yeah, right…
Picture of me fillimg out a job application - $25,000

Well, you guys get the drift. I’m not going to eat any kind of creature or bug (except if you offer $2 or more). C’mon guys get creative. I’m going to take an extra long nap™ so I will be rested and ready. Since cash call is still squared away, my goal is to raise $37.50 between 8:00 PM and midnight.

That should be enough money to fund my grubstake™ to start my semi-foolproof roulette™ career! If all goes according to plan, I should be at South Shore by 5:00 AM and by noon (assuming 1 minute per spin, and my calculated payoof/win-win™ rate of 1.021:1), I’ll have $121,009 by noon. Sweet™! If I stay until 4:00PM, I’ll have $11,707,905!

I’m just not sure if I’m up to doing it for like 11 hours.

Not Baiting Haterz. Just Keepin’ It Real.

So many shiny thngs™ and so little time™.

I was watching the Home Shopping network on the satellite last night and they had the Binford Juicemaster 5000™. I was very tempted to buy it for 11 easy payments of $99.95 (plus S&H), but G™ woke up and made me turn it off. Good thing, or I would have done it. I still might because I was TiVo-ing the whole segment.

Its been a very busy and productive week so far. I have had my sahre of server issues (by the way, you were right™ the Go Daddy bare-bones server was monthly, not outright. I should have read the contract I signed™. Maybe next time). Since getting the server up and stable I decided that another beg-a-thon™ would be cleansing for me (notice the wheatgrass™ in the picture). Also, what do you guys think about the little beard-ette on my chin? I think it converys power.

I was feeling down yesterday afternoon after my meditation™ so I needed a little something to reward myself for being a semi-early riser™, semi-vegan™ and being semi-organised™. I went to Niello Porsche and Niello BMW and did some testdriving.™ I told the sales guys that I was a professional real estate investor™ and I was going to begin hosting a new professional real estate college™ and I might need a nice set of sweet™ wheels to inpress the students.

It was alot™ of fun and further reinforced my desire to generate passive income™. That was when I decided to do another beg-a-thon™. The way I see it it is not much time and a big reward. I can’t tell you yet about my next big development™ but it promises to be life changing! Keep clicking back to see the announcement.

I also got some leads on some sweet™ foreclosure deals that I might be able to wholesale and warehouse. I found a service that will provide me with daily listing of notices of forecloseure in the Sacramento area for only $600 a month. If I can warehuse and wholesale only 3 a weel, I can turn a profit. One of my highly skilled professionals™ in my network tried to talk me out of it, saying its free if I read the SacBee at the library, but I’ll have none of that smoke and mirrors kind of stuff.

I’m thinking of taking G™ to Macaroni Grill™ Saurday night to celebrate being only 114 days away from sucess™. It will be a night to remember!

Foreclosed, Hated and Down

Here is a link to the server I mentioned:

http://tinyurl.com/264jo5

The picture shows the complete package. Since I went for the bare bones model, mine only included the second one from the right.

From Foreclosure to Success: 120 Days

Ok,
Now that I have the DNS thingy™ figured out (it wan an especially shiny object™). I can re-configure my previous post. Here it is:
Marriage - start counseling (G™ went this morning. I overslept™. I am hopeful that by tomorrow she will be talking to me so I can hear how it went and what I should be doing to assist)

Cashflow - control expenses and create stable income (This will be especially hard™ since I am continuously presented with enormous opportunities™)

Progress - focus on key opportunities and big deals (It’s a snap™! With my enormous network of highly qualified professional™ they will keep ontop™ of this for me.)

Foreclosure and non foreclosure opportunities available to me:
This is the stuff I’ve had brewing over the last 8-9 months. Most of these came as a direct result from my foreclosure experience and blogging about it.
Website/blog development and consulting - $50/hour+

I have already sent out nearly two dozed emails advertising my services. I can’t wait for the responses to roll in.

Continue monetizing this foreclosure blog with advertising, sponsorships and affiliate commissions: $1,000-3,000/mo

– I can do this in my sleep. In fact that’s how I’ve been doing it all along.

Review foreclosure related services and products: $250-500 per review

– Again, with my extensive network™ and my mass emailing™ (see above) it’s a win-win™ sweet™ opportunity. I should have thought of this months ago!

Help people stop foreclosure by offering and/or referring consulting, loss mitigation, short sale assistance, buying their house, etc: $ varies

– I am especially interested in the “buying there™ properties part largely due to the fact that that is where the majority of my ”hands on” experience lies.

Recruit for real estate investing college and make 50% commission: typically $8,000 per sale

– I am a walking testamonial™ too™ these colleges!

Create and sell book(s) and info products around my foreclosure story: $ varies

– Picture books first. I don’t want too™ get overextended.
Work as an account executive with a commercial capital / brokerage firm on big deals 10 million and up: $50,000+ commissions/fees per deal

– This is wear™ the sweet™ $$$ is. With my real estate background it will reach unheard of levels.

Invest in private equity funds and high-return real estate developments/deals: 24-60%+ returns

– One word: Sweeeeeeeeeeet™

More: almost-guaranteed roulette strategy: $100-500/session

– I got this idea a Lake Tahoe while I was eating an almost-vegan Captain’s Cut Prime Rib at the $1.99 all-you-can-eat buffet. I was talking to a guy named “Cowboy François” who was a little down on his grubstake. He told me about his almost-guaranteed strategy of betting 38 times straight on 0 and 00. I instantly texted one of my highly qualified professionals™ in my network™ to get the odd in roulette. He told me that red was a better way. So, my strategy is to constantly bet on red and make it up on the 2:1 odds! Win-win™ for me and loose-loose™ for the casinos.

I am truly surprised no one had ever seen the brilliance in this plan before.

Casey Serin / Foreclosure Mention in Stern (German)

Hi everybody.

Sorry I have been a way awhile™. I was engaged in strategic planning with some of my highly qualified members of my network™.

Since getting the copy of my interview in “Bierglas”, I made the aquantence of Hans, a native born German. Hans was kind enough to transpate the article for me.

Rather than post the enitre article here (which would actually require me to type the whole thing), I’ll put the parts that are most interesting and easy to type. Here are the highlights form the “Bierglas” article:

Attention! Attention! Attention! Streect attention must be paid by all readers of thees articles! Failure to comply weeth thees directive weel reult in strict discipline! Yoo haf to comply at once!

Thees story ees about ein amerikaner™ neme off Cayzee Serin. Not the gaz, but the persone. Cayzee is lazy amerikaner who wants to do others to half heez worken done for heem. Hee ees not to be made model of. This is ein order!

Her Serin ees what “strenght throu Joy” wass created for. Hee needs to understand the structure of discipline und feel rewards from the virtue of hard worken. Instead Mr. Serin has made mess of his life through hees inadequate educazion tha hee has paid many months of honest wager for. Hee is to be regarded as simpleton who wants to be rewarded without the joys that kome from hard efforts and labor. Attentions! Hee ees not to be regarded in high esteem.

Cayze has been held accountable and without report for veareeeouz theengz of scheeemes that hee thot would werk out to hees advantages. He has been proven beyond doubts and with much evidence to be layze and inattentive to even the largest of details that ordinary German superior citizen would have seen quite cleverly and clear. As Cayze grew more impatient with becomming the fast rich, hee fell to even lower levels of the lazeeynes.

Turnong hees back to the fruits and labors of his coutrymens and even forsaking the foundations of der Fatherland, he took thee naps in the days when others of strong minds, dispositions and strong backs were plyine their labors in Strength through Joy. Cayze appers to beee in membersheepwith Dopolavoro! He eees not to be honored! Attention!

While gleefully taking money from peoples laboring in KdF, hee vas found to be in liar with personal financial documents in his dossier! Hees amerikaner bankers clearly deed not adequately and accurately check hees papers! Hee would not even bee able to cross into or out of Bavaria in our maintenance of Government and public order!

Caysee clearly shows his disdain for our glorious Fatherland and our suporior peeoples by inadequately maintaining hees KubelWagen. Hees lack of labor directed at proper maintenance scheduling should be an embarrasment to all descendandts of the glorious Fatherland! Attention!

Eeeen the end, Cayzee weel face the appropriate puneeshments from the Authorities and be held to strickt discipline! He weeel bee made to perform the hard labors and weeel learn that pure joy comes from strength, hard worken and purity of mind. Attention! Hee weeel be made to face the repercussions of his slovenly ways.

Perhaps thee amerikaner authorities weeel confiscate heees eeel gooten gains and send hees lovely wife to perform the hard labors too!

Attention! Attention! Attention!

Wow. I feel blessed™ that Hans was kind enough to translate that article from “Bierglas” for me. That was very strnuous, so I will lay down to meditate. It is friday, so we are going to have semi-vegan™ tri-tip for dinner. Yum!

#6 Foreclosure Search on Google, Talking Foreclosure Book

Good Morning™ I am a modified semi-vegan™, modified semi-early riser™ today!

I received some private emails that suggested I had spelling and grammatical errors™ on my post, so I have done a “before and after”.

I would have posted earlier, but I has the $1.99 semi-vegan™ grand slam at Denny’s with a side of organic free range Kobi ham. Yum!

I wrote:

“And it’s organic! Don’t have to pay a penny (dirty or not). Now I just have to do something good with it. Like figure out if people are looking for how to stop foreclosure, or to research foreclosure process/laws or to buy foreclosures. Probably a mixture of all of those. So the demand is there. Now I just need to work on the supply. Gotta give people what they want.”

Translation: “you gguts did iit all for me. Sweet™!. Lots of page views. Now what?”

I wrote:

“I’m looking for ideas, contacts and resources to develop this foreclosure blog further. Namely if you have a product or service that can help people in foreclosure or those looking to buy foreclosures, feel free to contact me. I want to review your foreclosure related product and interview you on this blog. I’m still looking for advertisers and sponsors. ”

Translation: “How the Hell can I make a dime off of all this traffic and still be able to take naps.”

I Wrote:

“I’m putting together a plan for this foreclosure blog to take it to the next level and am open to input and participation. Aside from advertising, I’m thinking about doing an article area and maybe some FAQs and a foreclosure resource directory with a list of companies and professionals that can help people stop or avoid foreclosure.”

Translation: “This seems so hard when I have to do it myself.”

I Wrote:

“The brainstorming session in Lake Tahoe went OK. I had some good thoughts but didn’t get a chance to write and send an update to my mailing list yet. That’s OK though, ‘cuz I’m still thinking through my plans.”

Translation: “The casino thought I was a whale and comped me two nights. When I didn’t come through by going to the private high rollers area they grabbed me from the seafood buffet and two muscleheads, Vito and Vinnie, invited me to have an asphalt sandwich. Fortunately I could run faster than they could, but mu murse is still locked in my room”

I wrote:

“Foreclosure Book

I actually spent most of the day yesterday talking with my publisher about my upcoming foreclosure book. Basically we have sessions where I’m talking out my story with all the juicy details and recording everything as it comes. This “brain dump” then goes to the transcriber to be converted to text. Then we massage and edit the text. It’s a fun process and not as hard as I thought.”

Translation: “This is really extra sweet™. I don’t have to write. They are giving me a recorder and all I have to do is dictate my story and my philosophy of life. I feel blessed™ now knowing that once I finish, I will have a best seller on my hands and I will be able to pay back every dirty penny™!”

I wrote:

“I went back and forth on writing this foreclosure book. At this point I’m going full speed ahead. I don’t need some kind of a miraculous “turn around story” to share my foreclosure experience in detail. ”

Translation: “At forst all it seemed so overbearing having to actually write. I couldn’t get started. All I could do is lie on the floor in the fetal position for hours.”

I wrote:

“There is plenty to talk about. Including my background, coming to America, early entrepreneurial adventures, how I got started in real estate, going to seminars, etc. Then there are the details about all the properties, including why I bought them, what I did to them, how much money I made or lost and where it all went. ”

Translation: “Once everyone hears my philosophy of life, they too will be able to replicate myamazing feats!”

I wrote: “Maybe, I can even scan in some of the mortgage documents, contracts and other paperwork. I can’t promise anything but I’ll see what I can do. I want the foreclosure book to be as detailed as possible to show the full story.”

Translation:: “Hey, since they are going to transcribe my dictation, maybe they will com e by and open my mountain of mail™. I haven’t touched it since Thanksgiving.:

I wrote:

“I also want to talk about this blog, the haters, the media coverage, the resulting opportunities and all the craziness that went on in the last 8-9 months. ”

Translation: “I wonder how far I can push this before they’ll get wide to me?”

I wrote:

“Of course, I don’t know how much of that will end up in the final version but that’s just a little taste of what may come. Now it’s time to go back home. I don’t have enough revenue yet to justify taking long business trips. It sure was good to get away though and get some productive business done.”

Translation: “Most of what I spout is diatribe and self serving excuses for having done nothing productive for almost a year. Maybe they can make a kid’s picture book instead?”

Their™ Now you should be happy all of you haters™.

I have to go now and see if I can retreive my murse. It’s supposed to snow pretty hard today so I hope I don’t get stuck. Wouldn’t that be a story!

Brainstorming in Lake Tahoe

Good Morning! The beauty of nature is beyond comparison. I feel blessed to live in a state that offers so much of the bounteous beauty of nature! I have had to delete many of your posts because the haters™ are really being harsh. Rather than take the Jetta (can’t risk having that sweet™ ride being put in jeopardy, G™ and I took our new “home away from home that is, in reality, about to be our home” for a little shakedown cruise. If their™ is one thing I have learned about all things mechanical, is that they can sometimes be unreliable. What better way to learn the idiosyncrasies of our new abode than by putting it to the test?

We left G’s™ sister (Y™) shortly before sunrise, I think it was about 4 AM, but I am the idea guy™ so I really didn’t look at a clock (why bother? My days are so full that I scarcely have time to complete my myriad of important tasks, so I just charge ahead at full speed!). You will doubtless realize by my lack of moderation that it took slightly longer than I had planned to reach Tahoe. I had envisioned a scenic 3-4 hour drive, but it was well past sunset when we finally made our destination (more on that later). A temporary setback, but I consider it falling forward™. I learned a great deal and took considerable solace from the fact that Einstein was said to have flunked algebra not once but twice! I am blessed™

To put all of your fears to rest, I will give you a breakdown of my expenses:

Gas: In my defense, I should have read the consumer reports tests done in the late 80’s about the gas mileage of minivans. But hey, I was only 9 years old and I was still compiling that vast body of knowledge I would need years later to boost my entrepreneurial efforts™. OK, we averages 11 miles per gallon, at $3.399, so that was $36.98 (2 fill ups), plus an anticipated $55 in overdraft fees (the rent was paid, remember?)

Oil. Hmm. When I bought the “home away from home that is, in reality, about to be our home” ™, I did not really understand that a mini van is powered by a different type of power plant than most automobiles. After about half an hour of driving the “check engine” light came on. Since I knew where the engine was, and that it had not been removed, I continued on. About 20 minutes later the light was still on and I remembered the issue when I took the Bio Bunny™ to New Mexico and Utah and how made Dave got that I smoked his engine.

I pulled over and began to look around. I am not particularly skilled in being an automotive technician, but I didn’t think it smelled right. It kind of smelled like a walk in closet in a fancy house. After a moment, I recalled the aroma: cedar. Hmm I thought that is strange, Carlos, who sold me the car didn’t mention that I used a wood burning propulsion system. So I continued my detailed and methodical™ approach to diagnosing the problem. When I finally located the oil dipstick (I think it was about 2:30) it showed a low oil level. No problem! I had a supply of Marvel Mystery Oil in the pantry (er, back seat). Five quarts later and we were good to go!

Another 45 minutes or so and that pesky light was back on again. This time, building upon my now considerable mechanical skills, I knew exactly what the problem was. In a moment of pure blessedness™, the next had a Jiffy Lube. I told G™ that we should stop their™ and get a professional oil change. After a few minutes, the Jiffy Lube man came out and said that their™ was something very unusual going on with the van. I told him “of course their™ is. Mini vans use a unique power plant that is unlike those found in ordinary vehicles.” No, replied the technician, the crankcase was full of sawdust.

I had to ponder that statement for a moment. Then, using my superior mental powers I had the answer. Not only had I been a visionary™ in selecting a new form of habitation for G™ and myself, I had inadvertently stumbled onto a very “green” mode of transportation. I was blessed™ by having purchased a carbon-neutral, modified-vegan™ mini van! I was immediately brought back to earth (no pun intended) when the tech explained that sawdust is usually put inside an engine to hide problems.

An oil change later ($29.95, plus an anticipated $27.50 ‘service fee’ from the bank) and we were good to go. It was inspirational that I also stopped to buy several one-gallon containers of 80-weight gear oil (per the Jiffy Lube guy’s suggestion). We were off on our panoramic odyssey again!

I found that it was quite spiritual breaking up the trip into 45-50 minute segments. The gear oil seemed to last a good 5-10 miles longer than the Marvel Mystery Oil, and quieted down the engine considerably.

We arrived at Tahoe after dark, and I immediately found a quiet and secluded campsite right off of the road. I went about cutting some wood and building a fire for a romantic theme. Total cost of the trip so far (including, gas, oil and service charges: $221.58 - sweet™!) About an hour after I had set the romantic mood with the campfire, we were interrupted by the sound of a helicopter overhead. My first though was that their™ was some sort of a fugitive lose™. Before I could get into defensive mode, their™ were 8 fire trucks converging on us.

As the men got out of they’re™ trucks, the hurried past us and doused the fire with a stream of water. They were not very friendly and said we were trespassing on US Forest Service land and it was in a no-burn zone and we could be fined $10,000 and placed in jail! Because I possess superior negotiating skills™ I was able to quickly lower the tension level and get along with a warning. I’ll have to make a note™ to contact my congressperson to make sure they use better signage in the future.

Any way, we drove about 100 yards father into the forest and I used the hibachi on the running board to grill a tasty dinner of tri tip ($8.99 + $27.50). I feel content in my assessment of the modified-vegan™ diet by considering that if the cow ate an entirely vegan diet (which they all do, right?) then I am continuing that vegan existence by eating the flesh of only vegan creatures. Viola! Modified-vegan™!

I moderated comments for about an hour, and then meditated™ until mid-morning. More to come later, as I have to contemplate some important core-value issues and catch up on my business communication™. I must never let my network of highly trained professionals™ down. More to come.

After Foreclosure: Living in a Car like Anya Peters?

I need some advidse™

I need to be bold. I need to be decisive. I need action and a plan. But before I make a bold move, I want to test it out slowly (I tend to get burned when I am distracted by shiny things™). Before I commit to living in a van, I want to make sure that it will be allright™. I spent the morning talking to my network of highly trained professionals™ to get their input on my idea. You see, it is sort of like having an executive committee that I can consult before making new and career path changing decisions. I see much value being added by stepping up™ into living in a car.

This will enhance the marketability of me and showcase my many talents and (hopefully) demonstrate my management skills™ vis-à-vis my foreclosure help website. You see, I feel blessed™ by having the vision™ to foresee not a stationary consulting business, but a mobile 24/7 action team headquarters that can instantly spring into action as duty may call.

Unfortunately, G™ doesn’t seem to see it that way.

I spent the morning looking around on craigslist and cars.com and other valuable resources (there’s my network™ again). I found a 1987 Dodge Caravan with 387,000 miles on it for $50 (sweet™! It’s in my budget). I think that if I can remove the rear seat I will have just enough room for a sleeping bag (or a blanket, as I haven’t been to REI to research virgin free-range goose down bags with alpaca/polyethylene liners and a gore-tex/100% recycled TPFE outer shell). Although the owner originally wanted $75 for the van, I was able to use my highly refined negotiating skills™ to get to the more reasonable price I obtained.

I think that the insurance cost will be significantly less, although I am somewhat concerned that the van hasn’t been registered since 1994. Should that be a problem?

I am also looking forward to no longer having a mailing address, so sorting the mail and dealing with all of those associated issues should get much easier. With my new found mobility, I hope to be able to immediately respond to homeowners in financial distress and share my wisdom and knowledge with them. I am hoping that I can build a referral network™ through these people who I help find financial salvation.

More details on my new planned living arrangements:

Kitchen – I found a great deal on a hibachi at Wal Mart for $11.87 (that’s also where I bought 11 quarts of Marvel Mystery Oil to try and quiet some of the noise coming from the engine – note to self™ I need to have a mechanic make a post-purchase inspection). Because my van has running boards, I can bolt it onto the passenger’s side (so if I am dining on the roadside I will not create a safety hazard). Also, by mounting it on the side, I will be able to save on lighter fluid buy driving around the block a couple of times a 25-30 MPH to create a draft and get the fire hot (idea guy™, remember?)

Dishwashing – Since my needs will be simple, I only need a small Tupperware container. I can get hot water from the radiator easily, since the heater core is blocked and the previous owner has plugged off the heater hoses. With a few feet of surplus garden hose I can have plenty of hot water for dishes and an occasional shower if need be.

Dish drying will follow along the lines of hibachi startup, but at higher speeds. I am still experimenting. 65 MPH seems to™ high (a plate was ejected on US 80 during the first test) but 25 MPH takes to™ long. I think maybe Watt Ave at 40 MPH would be about right.

I am hoping to get to Big Bob’s Used Carpet Emporium today to get some shag carpet (yeah baby!) to replace the 20 year old well-worn upholstery. I need it to look professional if I am to have a successful mobile consulting service. I plan to use the passenger’s seat as the reception area. Since the passenger’s seat has some spring sticking out, I am planning to remove it and instead pace the Blue Ball™ their™ to make it look more avant-garde. I don’t think it is legal to drive while sitting on a Blue Ball™ so I will have to conduct my consulting from a parked location.

Clothing/Personal effects storage seems to be problematic. Their™ I no concealed storage in the van, and I don’t want my clients to see my vast wardrobe. I was thinking about one of those roof mounted streamlined storage devises™ but they cost more than the van. Perhaps I can improvise™ something. Cardboard seems to™ flimsy, but one of my networked professionals™ has some leftover latex paint that is about the same as one of the colors on the van so it won’t look to™ mis-matched.

I am still having trouble with my new phone system so I can’t yet post any pictures. The minimum image file size is still way to™ large. Be patient.

If one of my professional sin my network™ has graphic art skills I could use it to make a handsome and professional graphic and lettering on the sides of the van. I want too™ come up with a bold logo, and paint it very large (to cover some of the rust) on the sides and hood. What about painting it in reverse on the hood so it is readable on the road, just like an ambulance.

I plan to park initially in neighborhoods that have been overbuild and where prices have run far to™ high (thanks for the marketing tip, Amy™!) for a few days to build some grass-roots marketing. I can also take some time out of my soon to be busy days to build a larger network with bird-dogging™ postal professionals™. Roger, my regular mailman has been a bitter disappointment. In nearly four months he has not yet brought a viable deal too™ the tabel™. I plan to have 35-50 postal professionals in my enhanced network™ by June 1. At that pace I should be able to bird dog™ between 2 and 89 deals a weak™.

I have to admit that I was overly optimistic in my apartment building venture. While I initially wanted $5,000 amonth™ in passive income, with my mobile web based consulting business, I think that between $1,000 and $1,500 should suit me well. Clearly it will take longer to establish my reputation as the leading mobile foreclosure consulting firm on the west coast, but the effort will be well directed. Long term I envision franchising the business model as I reach out to help those less fortunate than I. I feel blessed™ to have come up with this concept. I really did fall forward™. Stay tuned. I found some delicious organic maple cured free-range hormone free (modified vegan™?) bacon at the whole Earth Food Store that is normally $15.99 a pound for $11.99 a pound. I am going to treat myself for having made such an excellent negotiation on the van.

Last Foreclosure… No Houses, No Money, No Stereo

Hi everyone!

I am not quite an early riser™ but I intended to be™. I will fill you in on the passed™ few days goings on. It has been very interesting and in some way enlightyening. I beleive that good things are very near™ and that I might have found a way out of this mess™ and a new start so I can repay every dirty penney™.

I started Thursday to take a long hard look at alot™ of the advise™ that has been posted here over the last few months. Maybe it was because I thought I could find a way out of the foreclosures/short sale mess or maybe it was my own stubbornness, but I failed to see the true wisdom being offered here. I am blessed™ to have had so many of you offer solid advise™ and honest heartfelt words of encouragement and wisdom. I am now past all of the haters™ here and I am in a new frame of mind.

I looked at all of the advise™ and prioritized it in a meaningful way so that i could start with the most important tips and work down from their™.

So, on Thursday I went to Whole Earth Foods and bought a day’s supply of organic, carbon neutral, non-animal tested, soy-based Ramen Noodles to begin my journey. On my way home I thought that some ground beef might make the noodles a bitt more tasty so I go that to™. After preparing the Ramen according to the package directions, I cooked the ground beef and dined. Afterward I could feel the nutrients surging into my sinewy frame and I began to meditate. I decided to tackle the broken window in the Jetta first since I now had insurance. It was all good. I must have meditated™ for quite awhile™ becuase when I oke up it was dark.

I wasn’t sire what time the junkyard closed, but I new™ I should hurry (great peace™ of advise™: don’t be late). When i got to the junkyard there weren’t any people their™ but I just figured that it was a Thursday so maybe business was slow (perhaps I could help them with a new business plan that would get them instant results and improve their bottom line?).

The entrance gate seemed to be a bit stiff, but I found that with a good hard shove from my shoulder I could pop it open almost immediately. As I went looking around I found it hard to locate the exact parts in the dark and I couldn’t tell what time it was because I don’t where™ a watch.

All of a sudden, I heard a loud noise and then in a flash, a dog grabbed my arm. It was a large german shephard with big teeth. A neighbor must have left their gate open and this canine escaped!

After a few exciting minutes I was able to free myself and run out of the junkyard. I fully intend to contact the owner and let him know about his dangerous neighbors and maybe he can do something about it so it doesn’t impact his patrons.

Anyway, I now have several large wounds in me left arem that are getting very red and swollen. Someone told me thta is a natural healing process™ and I shouldn’t be concerned. I feel blessed that the human body is so capable of regenerating itself from injury. I have nothing to fear about this natural process.

Any way, after I returned home from my unsuccessful attempt at gatting a new window I continued my meditation™ and emerged from my level III state about 10:30 Friday morning. I was very hungry so I cooked som emore ground beef but I couldn’t remember where I put the ramen. Just as I turned on the stove I remembered my modified vegan™ lifestyle and quickly shaped the ground beef to look like carrots. It was very tasty and I think the pseudo beta carrotine will do my body good.

I spent the rest of the day installing CMS accounting management software modules 1, 2, 3 and 9 to help me get my finances organised™. A friend of mine works for a large CPA firm in Sac and let me “borrow” the installation discs (these modules alone totalled 27 disks) to make an “archival copy” of the software. (I read the fair use and licensing agreement and I am comfortable that since I am mostly using this as an archival backup I will not be violating any portion of the copyright).

I am currenly having difficulty getting ahead of the learning curve™ as this software is very complex. My chart of accounts on the general ledger could well be in excess of 2,500 accounts. I hope to have it fully operational by Memorial Day.

Since I did not yet have a vehicle, I called Dave in Davis to see if I could once again help him evaluate the BioBunny™. Dave said yes, I could evaluate it for the weekend, but he was in the Mexican Food used oil phase, and I could not use any oil from Chinese foor restaurants. I told him that was sweet™ and I thought it was all good™.

I picked up the Bio Bunny™ and immediately started out on amission to fing a fillup. It took almost 3 hours to find a restauranteur who spoke enough english to convince them to let me have their used oil. Finally with a full tank I was road-ready again.

I was off to the Verizon store because my new Binford 9000 web based internet/video/real time web sync server-phone was not configured correctly. I picked it up last week while this site was down and I consistently couldn’t get above 3.9 giga bits per second throughput to the T1 node I have leased.

The tech rep suggested increasing the phone’s memory to 8 Gigabytes. That would use up all but $39 in my checking account, but he said if I did thta he could reduce my monthly rate to $699, with unlimited minutes. I think that was a good choice because one of the many featured of the phone is real time pinging of new posts and since it is waterproof I can moderate in the shower. That alone should increase my efficiency by about 30%.

I will complete the details of my weekend later as I have to spend the rest of the day researching which newspapaer subscription plan (and which paper) would be best so that I can start studying the classified ads to see about starting to get the process of beginning to perform the initial phase of a lengthy eliminations process of starting to look for a job.

I already know that a W-2 job is out, so I will make a note™ to only scour the portions of the paper that I ultiately select for those listing of the most promising professional paths that I should select.

I am considering a subscription to either the LA Times (huge circulation numbers) USA today (color), Chicago Sun Times (delicious writing), SF Chronicle (kindof™ a long commute) or maybe the Roseville/Antelope Observer. Someone said their™ might be another paper in the Sacramento area, but I was talking to a guy who said he heard their™ wasn’t for about 5 years now.

What are your thoughts?

...

Follow up ideas:

To try and track expenses better™ I went to Borders and bought some books on C++ programming. I know it sounds like an expense I shouldn’t incur right now but I am looking at it as an investment in my future. I beleive that if I channel my 9 to 5™ efforts back into my computer skill set.

Once I decide whick of the nine books to prioritize into first place on the reading list (I may not be able to get to that this week because I am still networking my team of highly skilled professionals™) I will begin reading. After that, I am envisioning making some sort of an arithmetic version of a pad of paper.

Stay with me on the technical details. It would consist of rows and columns that could be filled in with numbers (in my case expenses) and labels for essentials™ (such entertainment, cable TV, stereo equipment, web hosting, etc.) along with the ability to do simple arithmetic, like addition, subtraction etc. If I can make this work, I feel it will be a very lucrative endeavour. I think that the computational world is on the verge of needing something like this.

I have already begun making a list of names for it (since I am a big picture™ person, the marketing isde must ever be overlooked or it will falter and the product will never materialize).

Here are some suggestions:

e-paper™
Electro-pad™
Note-a-calc™ (I think that one sounds to™ complex)
Handy scratch™
Math-o-matic™
Calc-u-lose (Like cellulose fibers, but it calculates? get it?)

Anyway, I will have much more free time to work on naming my invention soon. Many of the members of my team™ have chimed in with suggestions, but I have asked for the sake of avoiding any copyright or trademrk infringements that they submit them in a sealed envelope that will be opened later. In the mean time, I have placed them on the top of my mail pile which signifies their importance in being on th every top. Once again, I beleive in the “touch it once” philosophy of organisation™.

I feel blessed to have been struck with such an idea of greta importance. I think that my row and column concept will be a hit. $384 for tose books was alot™ but in the end, I could make thousands off of my efforts.

Today I saw a new number on caller ID (instinctively I pressed “ignore” on my cellphone). After the voicemail message was recorded I retreived it (along with 19 from Cashcall™ this morning alone). This was from my broker, ExcelsiorTrade™. It seems that since my stock has been going down I was receiving a margin call.

I am not really sure exactly what a margin call is, but it sounded like I either have to bring in more money or I have to sell some of my stock. Since I am down I do not want to sell (buy low and sell high, right?), and after going to Borders I am in no position to put any more money in the account. So I wonder if I can just let this go maybe 30 days late and then call an negotiate some sort of a schedule to put the money back in in installments. Since they only charge $0.99 per trade they don’t sound like they have alot™ of overhead so I am sure I can reach some reasonable person to work out a deal. I know what you are saying, I should have read what I was signing and I should have had a beter understanding of what buying on margin is, but it was an impulse buy (Amy the realtor™ told me abut it and I just pulled the trigger). I will make a note™ to do better due dilligense™ in future deals.

I will post a picture of my new Binford 9000 web based internet/video/real time web sync server-phone shortly. The problem I am having this afternoon is getting the right resolution set. The maximum resolution is like 11.8 Giga Pixels (it was originally developed to have applications in outdoor advertising, underwater photography and geophysics), but at that resolutions, it will swamp my server. At maximum resolutions, it will produce a 30 x 55 image (that’s meters) in true 256 bit color. Once I get the resolution issues resolved I will post a picture.

Anyway, I took a roadtrip this weekend to clear my head. I have been swamped and overwhelmed so It felt good to get a way™ from the rat-race. I drove the Bio Bunny™ to the Stockton Asparagus Festival (what could be more modified vegan™ than a festival celebrating a vegtable?). It was very fun to see all of the arts and crafts, the displays (Pulte Homes and K&B Homes had especially impressive displays; note to self: their product looks superior, maybe I should buy one and attempt a flip with one of my new hard money sources?). I fully intended™ to sample some of the asparagus dishes, but I accidentally™ got in the wrong food line and wound up in the “Asparagus Beef Sandwich” line.

It was a tasty and wholesome blend of tri-tip and asparagus (modofoed vegan™, right?. Later in the day I was hungry again and I thought I would try a fire roasted corm on the cob. Again, I misjudged™ the line and wound up next door at the Korean BBQ booth where I enjoyed Korean BBQ beef on a skewer. I figured itas all good™ bcause I had intended™ to eat the corn, and didn’t fully appreicate™ that the line I was in didn’t offer vegtables. At least their™ was alot™ of protein!

The one booth I did get right was for fruit smoothies. The sign advertised “Nutricious, delicious hormone free, free-range berry smoothies”. I Admit that at $8.00 it seemed a little steep, but since I was paying cash their™ was no way to incur a $30 overdraft fee™. Sweet™!

At the end of the day I was very tired and decided to drive home. Because I was unfamiliar with Highway 99 (I had only drive it twice to visit the Modesto property™ months after I purchased it (so I could see what it actually looked like), I made a wrong turn after dark near Mack Road. I didn’t get back home till after 11:00PM and missed one of my networking meetings. Now I am sure some of my highly trained professional team members™ will be disappointed that I didn’t fully respect they’re™ time. I made a note™ to appologise no later than Thursday. G™ was mad that I didn’t take her and that I didn’t call. I explained that in my haste to get out the door I forgot to take the phone manual with me and I could not use the retinca scan or fingerprint biometric features to unlock the phone. I had 36 voice mail messages and 29 unanswered calls. I have to get more organised™.

At any rate, I spent the balance of this afternoon reading the dust jackets of my new library of C++ books to decide which one I should put on the top of my reading list.

Any thought on other C++ programming resources?

Wholesaling Properties, Assigning Contracts; Seminars

Whew. What a weekend! It seemed to go by in a flash. Now its back to the grindstone. Monday morning here I come.

After my sweet™ success™ in North Carolina, I am seriously considering the texas offer. I feel confident that my little stumbles™ are behind me now. The value of my guru’s™ education is starting to payoff™. I think I might contact Dave in Davis to see if I could take another roadtest of the BioBunny™ to Houston. Because the Txas market never overheated like California, Arizona, Utah and Nevada did it is a nobrainer™ that Texas is poised to be the next big fast way to riches™.

G™ is a little skeptical. She thinks my success in NC was just dumb luck and that I should get a real job. I told her that it was not a random event, that the failures™ I experienced really did allow me to fall forward™. I think I should do more.

Since I had so little time invested™ in the NC assignment, and I did the whole deal from start to finnish™ in a little over a week, I feel confident that I can easily handle 5-7 of this type of deals at any given time. Using my new one-touch™ organising system, I am more organised™ than ever.

I recently received an email from a blog follower in Guam. She said that because of the big hurricane their™ awhile back, there is an extremely active real estate market. I think I should consider fome assignments in Guam. She emailed me some pictures of some hot deals, and I think that with prces between $11-19,000 for large estates I should get involved. I mean where’s the risk? With technology today, she can just email me the photos and I can get an internet connection for my phone to develop a new network of highly qualified professionals™ in Guam. I am a little uncertain of property lwas in Guam so maybe some of you could post here to get me up to speed. I wouldn’t want to impulsively™ jump in to™ quickly.

If I could be doing 6 US based deals (I hear the east cost is the place to be, or Texas or Montana) plus another 4 in US Territories, if each averaged $500, less maybe a $50 finders fee, I could make $3,000 a week. That would be sweet™.

I haven’t told G™ about Guam yet. I want it too™ be the BIG surprise.

I can tell. I am going to be very blessed™. This is the brake™ I have been waiting four™.

What do you think?

Also, to you haters™ out their™ getting a but harsh on my comments about anaesthesiology. What I was trying to point out is that anaesthesiology dates back to the days of ether well over a centurty ago, and is not that complex. I seemed like a wast of valuable equity™ to spend on a college degree that would take years to use instead of leverageing™ that same equity in real estate.

What’s missing?

Short Sale, After Foreclosure, Book, GSPG, Etc.

Hi Guys!

You’ll note I was an early riser™ today! I have decided to place my focus on what I have had success with and to ignore the parts of my enterprise sulutions model™ that have had sub-optimal modalities™ In a nutshell I want to channel my successes into a lser-like focus and disregard the rest.

I had a nice meeting with Amy™ the Realtor® this morning. I wanted to patch thing up because she was kindof upset about me putting her photo on the website awhile™ back. It seems some of you haters™ were sending her inappropriate comments. That’s not cool. I only want sweetness™.

Amy said that although property values are down about one-third of one percent and sales volume is about 5/8ths of a oercent behind last year, the continued low interest rate environment still makes now the right time to by™.

We had a deep and philosohical discussion about real estate and life in general. She was saddened to hear about my foreclosures and a little iffed that I didn’t use her for the short sales. She said she had writen me several letters of solicitaion, but I had igneored them.

I tried to explain to her that after I read 101 ways to get organized, and after I started following the suggestions, that I had all of my mail categorized. I told her that I scheduled April 1 as the day to begin opening™ it, but because there was so much (nearly 4 months worth), I hadn’t found a time to start. I left out the part about Cashcall, because I wanted her to think I still had enough juice™ to swing a deal™.

When the meeting was over it was all good™ until she asked why I was driving a Jetta instead of my BMW. She accepted my explanation that it was in the shop getting some sweet™ 22’s™ and spinners. Because of the particular type of wheel I had specified they were on backorder and I was using G’s™ sister’s car. It was all good™.

I feel confdent that she will bird dog™ some sweet deals™ for me. Especially when I told her I was upping my finder fee to $75 ($100 for an apartment).

The book deal™ seems kind of iffy right now. I had no idea that it would take that much time to write (my goal is still to generate passive income™ and not just be passive). To get to 250 or so pages could take a week or longer. That is a really big commitment and I wouldn’t want to let anyone down™.

The corporate credit thing looks promising, but there are so many documets involed. It seems like the most efficient use of my time is to just find the places to sign, sign my signature and get them off my desk. G’s sister has offered to put them in envelopes and said if I had any money in my tip jar™ I could use that to buy postage.

What do you think?

The real reason for my interest in penny stocks is due to their huge growth potential. Look at it this way, if I buy Exxon-Mobil at $77.44 and it goes up $1, that is a return of a little over 1%. But if I buy GSPG at $0.0043 and it goes up $1, look at the huge proft! That would be win-win™. I would make back $1.3 million and me able to pay back the dirty pennies™.

I have spent alot™ of time studying the stock pages (well in excess of 45 minutes yesterday alone), and each and every day there are countless stocks that go up $1 or even more. I see no valid reason why GSPC won’t be one of them soon.

The Utah payment™ is very tiresome. I have expended much energy looking for it and I really don’t feel like looking much longer. I mean, what the big deal with 1 payment? I mean the bank is going toget™, what, 360 of them. Why not just 359 and quit bothering me. I don’t yet have a special investigator of my team™ of highly qualified™ professionals yet™. Darnell™ said he know of some people so he would ask around for me.

So here is the question for you about the book. What length should it be, what topic and should I include pictures?

Update! Update! Update!

I was at a local bookstore today to see if they had a copy of “1001 simple mistake novice real estate investors make and how to avoid them” when a group of small children came in. In an instant, the idea center™ of my brain kicked into high gear.

I can now say with great ambiguity that I will be writing a children’s story bokk on how to become a successful real estate investor.

With my background in real estate investing success™ and child development it was a no-brainer (now now you haters™). Plus it will have the added bonus of only having to be about 20 pages and maybe 500 words or so. I can’t wait to fly this kite™ past my publisher!

Someone on my team™ of highly educated™ successful™ professionals™ that a hot book could easily fetch a high 6-figure advanse™ or higher. With that I will be able to satisfy my cash call™ obligations and begin to repay every dirty penny™. I am going to surprise G™ with a romantic evening at Macaroni Grill™.

I was blessed with finding a homeless man with a shopping cart FULL of aluminum cans asleep. At $0.95 a pound, we can even hase desert™ after! It’s all good™.

The moderating might be alittle™ slow after about 9:30 tonight if thing look like they might go my way (if you know what I mean…)

Thank you to all og you and your incredible enregy and powerful aura’s for kkeping me focused at the macro high-energy™ can-do level™. I think Monday I should organize a time to schedule a meeting to get with my powerful team and brain storm the next exciting steps.

Nowledge is power!

It’s Official: Foreclosure Book Coming

Jade, #78

I fully intend™ to post again soon. It is reely hard trieng to look up spelling words. but stand buy.™

Corporate Credit Seed Money Paid Off

Look all of you haters™ are not really listening to what I say to you. I will give the details so you can see that what I am planning to do will be a sweet™ way to put together a win-win™ deal for all involved.

I actually have 2 new corporations. The idea is that C1 will (once I establish my corporate credit™ - days away!) buy a property. I am thinking that C1 will buy either Larchmont™ or Burdet™ from the lender, because a) I can get a really sweet™ deal as an REO purchase, and b) I am familiar with these properties. I feel strongly that I have learned from my mistakes™ on these properties and if I can now but them at 30-45% below market allowing me instant equity!

OK, so C1 buys Burdet™ and immediately executes a sale/leasback to C2 thus establishing an asset for C2. C2 can then collateralize that asset in order to buy Larchmont™ from Lender2. Lender2 will only be very happy to have Larchmont™ off of their books and thus will give C2 an extremely favorable purchase price.

I plan to use the services of Darnell da Realuhter™ (I met him last week and he’s really cool) so that Lender1 and Lender2 never learn of my identity (I am not so sure that they woud want to complete the transaction if they knew, but this is my plan so I can pay off every dirty penny™ that I owe.

I came to meet Darnell early last week durng my team building™. He is kind of a physically imposing figure, sort of like Mr. T, but without the mohawk and with more “bling”. After we discussed the particulars of the transactions, he suggested that as a goowill gesture he would discount his commission to 7.5%. That seemed reasonable given the circumstances.

Once C1 and C2 have assets, I will form C3 as a holding company. The holding company will then seek private equity™ (much as a hedge fund) to make an offer to purchase C1 and C2 as independent subsidiaries. The structure of C3 will either be an LLP or a Limited Partnership (I’ll decide for sure once I get to the end of the book, I’m only on the chapter about Partnerships now) and with the new structure of a holding company with private equity investors™ It will be a slam dunk to get a revolving line of credit from a bank (I may want to use Wells Fargo as a way to pay some of their dirty pennies™ back).

In any event I feel blessed™ that I live in a country that allows an individual to have multiple business entities under single control. Also, I am completely indebted to the many highly qualified™ members of my business team™. Without their singular expertise, none of this would ever have been possible.

I now feel confident that I can close on my first (of many!) apartment buildings by July (I have my eye on one in Norwood that is extra sweet™)

Negotiating CashCall, Credit Cards and Other Lenders?

Ok, OK OK! All of you Haters™ Quit piling on!!!

After I hit the update button, I went back and did the spell/grammr™ check thing.

Here it is fixed.

If you’re bored enough to click on the link and read what I spent someone elses™ hard earned money on, here is my misery. Please be kind and don’t doit™.

CashCall call is one of my plentitude of unsecured lenders. It’s way more than the original $10,000 loan that is now at 99.44%™ interest. It was taken out about a year ago to keep up my standard of living™ and hope to God that the real estate market rebounded like all the realtors® said it would.

Also, if you dig through the archives and figure out where I posted my financial statement spreadsheet you will see I have $175,000 of unsecured debt (lines of credit, credit cards, private loans, etc) which will take at least $10,000 to bring current. And then the minimum payments with current interest rates will be over $3,000 per month. I have been meaning to update this, but I have been very busy networking™, building my team of trusted professionals™ and scheduling my various late night business meetings™.

One of the haters™ posted a while back that a couple of the accounts likely should have gone to collections by now. Keep in mind the I have been so busy conducting my business meetings™ that I simply have not had one spare minute free with which to update the spreadsheet. Yes I know that it should be a priority, but my team of trusted advisors™ is so close to completion that I can’t stop putting together these key positions. This probably means that the unsecured debt numbers and amount to bring current are so recklessly disconnected to reality as to be meaningless. I’ll make a note™ to put this update on my list of things to do™. Soon.

Most of the money was used for lving large, well beyond my means and trying too™ look like a tycoon. Sue there was plenty of bling and many specialty multi-vitamins (as you are well versed now, a modified vegan™ diet can leave a low level of certain important nutrients in the body. Some, like vitamins C4, C14, and H2O are vitally important). Yes there was essential travel (the Burdett™ Realtor’s® office was somehow inexplicably located on Kauai) floating mortgage payments (I’ll make a post about thesailing yacht vacation in Aruba next week) and some living expenses (Krugerands are way sweet™). I don’t know exactly how much went where yet. We have some of the receipts though and are still organizing the books for 1998.

Here are some questions for the community. Reply in comments:

How did I block certain phone numbers (CashCall) frmom even ringing on my cell phone?
What could have I done worse?
What should be my ideal multi-vitamin and how much animal protein can I consume and still be modified vegan™?
Is it even worth opening my November mail at this point?

Thanks for anonymous IamFacingForeclosure fan for the CashCall call transcript (the $680 money order was mailed today):

Nigel Swaby and Foreclosure Help Site

Ok, you guys are a little bit testy this morning. I took LinelyGirl13’s advise™ and ran my posting through a spelling/grammer™ checker. Here is how it should read (I have t make a note™ to be a better proofreder™:

Man did I get slammed by Nigel Swaby. He litterally ate my lunch and cut my heart out with a dull knife while he sat on my chest watching TV. I so desperately wanting this blog to turn into something - anything at all, and I am a complete useless tool. If you want to read some of the scathing comments he had to say you can go to his blog. I’m toYeah things didn’t work out with Nigel Swaby helping me turn this blog into a foreclosure assistance site. See more on Nigel’s Don’t Hate Casey blog.

What can I say? He called me for what I have become. At every turn as I tried to blame anyone or anything else he shut me don. Each and every time. He’s a real prick, but man was he spot-on. I have to admire him for his candor. If it is the last thing on earth, I’ll never be in his company again.

I keep striking out in any venture I attempt. I continue to be impulsive and keep taking my eye off of the ball (well, every ball except the Blue Ball [that reminds me, I completely blew off AB™ yesterday. He was going to meet me to pay for Blue Ball™. Crap]). My relationship skills are no better now than when I decided to become a real estate titan™ almost a year and a half ago. It’s like “ready, fire, aim”. Damn.

Nigel blathered on and on for over an hour before I finally hung up on him rather than to continue to take his diatribe-like abuse. That’ll show him. I call that WIN-Win™

We couldn’t come within a mile of agreeing on any aspect of doin a eal together. He wanted to maintain control and essentially use me for menial tasks. Right. I am way more valuable than that. In the end, when I hung up on him I realised™ that there was little hope in going back. I pretty well screwed the pooch on that one. Man I’m broke™.

I still want to try and turn this piece of cyberspace into some sort of get rich quick hairbrained idea. Even with the wretched and vitriolic comments, ther’s gotta be a pny in here somewhere. I just want it to be fast and automatic. Nothing on my part. What a friggin curse this place has become. I don’t want to do it by myself. Maybe someone will do it for me and let me have the $$$.

I need people around me to complete my tasks. I just want to be the idea guy and then have others execute for me. That’s all.

I doubt seriously that there is a single solitary person who would agree to do that, but maybe Barnum was right?

Any takers???

CashCall says: $220 by 12PM Tomorrow or Else… Donation?

OK,

Thanks to all, I covered my nut for awhile™. I have worked extraordiarily hard today, so I will forego my regular evening meeting with poential investors™ and go to bed. I will resume moderation™ in 72-96 hours™

Who Says We Don’t Work?

OK,

Now I feel guilty. I wan’t 100% truthful™ with the firt part of the post. In actuality, I have Mozilla and Limewire and those are CDs that I sell at the Galt flea markey every Tuesday and Friday. I have a Sweet™ labeling setup that can make almost 100% original looking labels. I also print the inserts for the Jewel Cases and I sell them for $5 each. It is very entreprenurial™ and I make over $4 per CD.

I also found an algorythm that allows me to make “archival copies” of DVDs. I use Netflix to get my supply and then I can create “nearly new” DVDs for the Flea Market to™. These have a higher profit margin because the total cost is like $2, but I can sell new releases (some even before the film is out of the theater (I have a digital camcorder) for $9 ($12 for in-theater preview copies).

G™ is not very happy because she doesn’t think it is ethical, but I told her it is a way to begin paying every dirty penny back™.

I ran into Darnell yesterday when I was at a late night business meeting™ with some new associates (still building a team!™). He seemed pretty cool, but he’s like really big and works out alot™ He’s like 6′-4″ and way muscular. In between songs at the meeting place he advised™ me to get rid of my bag™, and the Blue Ball™. He said they made me look like a “girly man”. I explained that the Blue Ball™ was actually good for anaerobic muscle tne and the bag™ was quite useful.

He told be he’d pound me through the floor if I didn’t take the bag off, so I handed it to one of my new associates. She said she ould keep an eye on it. Darnell was right about Mocha, she is very attractive, but she seemed to be dressed in a very provocative manner. I quietly old her that I thought that maybe one of her blouse buttons had accidentally come undone, but she seemed to take offens and told be that she had cut them off herself. I didn’t want to mention that you could see part of her underwear above the top od her pants for fear she would take offense at that.

But being th emodified Christian™ that I am, I made a mental note to pray for her salvation one I got home.

Anyway, Darnell had some pretty interesting Ideas on how I could get maximum potential out of the Modesto property before the foreclosure sal at the end of next month. He talked about a refining process that could generate several thousand dollars worth of vertically marketed consumables that could be made in about 3 days and would only cost about $100 to manufacture. He wrote down a couple of websites that have step by step directions so I may check that out.

Anyway, now I fell better getting that off of my chest. It’s allgood™

No More Access to Foreclosure Property

Ok,

First all of you haters™ need to tone it down. You have repeatedly asked me for details of what I do, and when I tell you, all you do is post negative comments.

How did I get to the Modesto property™? I did another evaluation for my friend in Davis of the Bio-Bunny™. He came to Sac on saturday and we met at In-n-Out for some Double Doubles and Animal style friies (kepping strictly to the modified vegan™ diet).

We cut a deal with the manager to take away all the used fry oil for the Bio-Bunny™. My friend was interested in the Modesto property™ so he agreed to ride along. We pulled an all nighter and got to modesto by about 10 AM.

Yes, it was a surprise that the locks had been changed because I had fully intended™ to pick up the mail (the least time I did was in midNovember). I was expecting a response on my short sale net sheet and it was really dissaointing™ not to be able to review the lender’s response. I should hve come by the property earlier.

Anyway, there was a local taco truck parked in the driveway so we had some delicious carne asada (I asked for mine with guacamole and salsa to increase the ratio of veggies to keep it modified vegan™.

We drove back Sunday afternoon and stopped at Borders to look at nutrition books. I got a book about healthful eating and I have decided to eat only a modified vegan Kosher diet. That being said, I surprised G™ and her sister™ with a delicious honey baked ham that we completely devoured for dinner.

I am very tired from the weekend’s activities, so I am going to rest a little bit and start cooking dinner (I feel it is the least™ I can do to help with the cooking). I am going too™ make carnitas for dinner tonight - that takes quite awhile™ to cook so there is no time to loose™

I’ll update later as time allows.

Stop Modesto Foreclosure via Short Sale, But No Promissory!

Tax Time!

Good morning everyone. I’m no early riser™ today, but it’s all good™. G’s sister™ made a delicious modified vegan pot roast last night. It was so good I had seconds.

I was especially hungry because I am back on my physical fitness regimine™. I treated my body like a temple by not going out to any business meetings™ last night with my business partners™.

I had an importnant business meeting™ with my CPA yesterday. It was very inlightening™ and showed me yet again how important it is to surround yourself with competent professionals™ when undertaing entreprenurial™ endeavors. Because of changes in the tax law allowing the deductiblity of sales tax, my business expenses™ (thank goodness I read that book on getting organised™), travel, etc. (plus the earned income tax credit), I will be receiving a sweet™ refund of nearly $9,000.

I have decided that because of all of te stress I have caused that I will take G™ on a surprse second honeymoon to Hawaii. I found a really sweet™ deal on expedia and once the H&R block refund anticipation loan comes through I’ll book it.

I am still having some technical difficulties with my hosting so please be patient on relies™. It really is my intentionto keep this blog up to date but sometimes the technology hinders me.

I am thinking that if time allows, I will drive to Modesto and look at the property there to see if I can do anything to help stage it better for the shortsale. I have been reading that sometimes if you do certain things to affect™ the way a property looks then it will sell faster or for more money. At this point I am more interested in faster because I don’t think that my staging efforts will increase the price enough to fully cover the second on the property. I’ll just be happy that I helped the first deed holder get a quicker short sale (I know thta there™ “special assets” department is very busy right now).

anyway, If time allows (I have a very full day today making new and important contacts™) I will try to make the drive.

Gotta go. H&R Block opened at 8 and I don’t want to be late™

Live Call Tonight: My Time, Jobs and The Future of I am Facing Foreclosure

Good Morning everyone,

I am not an early riser today™ (Thanks for the quote, Julian).

Wow. What an evening! I feel so blessed™ that so many of you spent your valuable time™ to be in on the first of my calls.

I want to address some issues that have come up and I want to let you know about some things that I have only been able to alude™ too™.

OK, The ticket thing. If any of you have owned a Jetta, you will be aware of this, but for those of you who don’t, I will tell you to™. The accelerator on a Jetta is a very sensitive devise™. The slightest touch and vroom! off you go. I was driving to an omportant business meeting™ with some potential business partners™ when I suddenly saw the CHP red lights in my mirror. As I looked down, I saw that I was driving in excess of 100mph!

It was my sucky day that the CHP officer only wrote me up for 90 (sweet™!). I tried to explain that it was 4:57 pm and I had to get my short sale™ packet delivered to the lender by 5:00 pm and that I was still making notes on my PDA™ to upload and then print at the lender’s office (about 20 miles away in Davis), but he wouldn’t listen.

I don’t know how much the ticket will cost, but I will be extra alert™ for the mail n about 7 to 10 days when it should arrive. I have spoken to a hard money lender™ about the possibility of either bird dogging some sweet RE deals™ for him or maybe setting up and organizing his filing system in lieu of his makin the payment of my ticket. We will have to wait and see.

Unfortunately it was well past 6:30 by the time I arrived at the lender’s office (I should have downloaded directions before I left) and for some strange reason the office was closed. I left the short sale package outside the door and I hope they found it and will respond favorably™.

The potential business opportunity in the Simi Valley did not pan out. It turn out that what the business was invlved in was to me unethical. It involved an adult oriented prduct and I cannot condone that.

The Utah payment is still missing despite my many and diligent efforts™ to locate it. I can say with 100% certainty that it is not under a cushion in the couch. Next place to look will be later this week in the mail. (Note to self, G’s™ sister is getting a little preturbed about the size of the pile - it is now roughly the size of my desk in the office). I will have to re-sort the prioritized piles as many of the overnight and certified mail packages that have arrived in the past 6 weeks should probably be moved down from “urgent open immediately” to the more mundane “open at leisure” status.

Many of you have asked what it is that I do all day long. I will answer that one directly. I spend my days making important business contacts™ that I can use to leverage™ my time to get involved with more sweet deals™. I think the single most important capacity that any successful business person™ has is the ability to contact any one of a number of professionals inside their network™. I feel that as the number of contacts and professionals that I have cultivated in my network™ grows, my probability of success™ also increases.

As for those of you who have asked about book deals, there actually have been 3 presented so far. Too™ of them appear quite lucrative (from skmmin the first page of the lengthy contracts) and one did not seem to mention any compensation (at least by the middle pf page 2 of 19). The only problem I see in this is selecting a suitable ghost writer (I am to™ busy working on my RE career to dedicate enough quality time to do the writing on my own) that can capture the unique and high energy qualities of my personality.

I have been scanning the classifieds in the SacBee for 2 and a half days and have not yet found an adequately qualified ghost writer. Perhaps I can contact some of the highly qualified professionals™ I have developed in my network of qualified business contacts™ and see what they can “bring to the table” so too™ speak.

One last thing before I have to run around the block (I am still spotty on my physical futness regime™ so today will be doubles) I want to thank Time from MBA for his return. I have always valued your advise™ and I look forward to hearing more of your word to live buy™.

At any rate, if any of you readers care to transcribe the podcast I would be appreciative (for the reasons stated above I simply do not have the time to do it myself). I will be working on a solution to the missing second hour of the recording and will try very hard to get it linked up soon.

Stay tuned!

No word on Short Sale… Remaining Homes Going to Foreclosure Today?

#98 Random Dude:

Yeah, I know I need to do some site maintenance. I had made a note to do that right after the first of the year when I was spending all of my time bird dogging™ some really sweet™ deals on passive income™ from apartments. I have decided that passive income™ is probably the best way for me too™ …. Oh, wait. You were asking about the ablebuyer website.

Sorry, I got distracted™.

Like I was sauing, I fully intended™ to do the maintenance, but then I read somewhere that there were something like tens of milions of website, with hundreds of millions of pages and they were being added at something like 1.2 million new pages a day. That seemed like such a daunting task that I made an executive decision™ and lowered the priority™ of getting right to the maintenance. In all honesty, it made me feel good to look how the server accidently tagged it with a “12 (positive) comments” label.

I’ll make a note™ to get that updated as soon as I can find some free time to do it.

Facing Foreclosure Live Call Wednesday March 21st

Uh Oh….

I took some of your advise™ and had a real life W-2 job interview in the software field today.

I think I failed because one of the questions was “what would happen if we Googled your name?”

My View on College

OK,

Before you haters™ dogpile on to™ much, I’ll explain the car thing.

I was going through that dot bomb phase of my life and I was pretty down (for me at least because I am generally an optimistic person™). I had heard of a seminar being promoted by a local guru™ that was about making an empire in real estate with no money down. It sounded interesting too™ me because of my natural entrepreneurial™ personality.

Since I was between jobs, the no money down part sounded perfect. The seminar™ by the local guru™ was to be out by Raley field in Old Sac. I was living near Natomas at the time so it was going to be about a 30 minute drive.

I accidentally overslept™ becasue I had been out at a late business meeting™ Friday. That made me hurry to get out door and I was driving a little to™ fast for the rainy streets. I was going to™ fast on the onramp to the freeway and slid sideways into a tree. My 1993 Kia was totalled. As for the insurance payment, I intended to pay it™ I event mailed the insurance company a note explaining my unemployed circumstance and promised that I would pay them every penny™ I owed.

I eventually paid the premium in 2005 with some of the cash back™ on one of my sweet deals™. I included a request that since I was paying my premium, would they be kind enough to reimburse me for the $3,225 in damage from the 2000 accident.

Someone at the insurance company must have been an early hater™ because they sent my check back uncashed (along with a note saying that since my policy had been cancelled for non-payment over 5 years ago there was no balance due).

So that should take care of explaining it.

On a positive note, I have been exchanging emails with my potential new business partner™ regarding the possible venture in the Simi Valley area. I will update as this progresses.

...

Um, anyone seen my blue ball™? It’s missing.

Casey Serin Facing Foreclosure on Wikipedia - a Defense

Good Morning!

Wow the haters™ are really after me today. I have had to delete about half of the comments because of the vile and vitriolic nature of them. Please, I am only trying to explain the facts about me and my motivation™.

As you can see by the timestamp on the most recent post, I arried home very late last night from a business meeting™. I thought I had it posted at 5:30 when my business partner™ arrived to pick me up, but I forgot to hit “Enter”. I’ve made a note to try and do better next time™. After all, failure is the first step to success™.

I slept in until about 10 AM after resolving to begin taking better care of myself by getting at least 8 hours of sleep each night. I admit I almost™ acheiced that goal™, but about 6 minutes short. On a percentage basis™ I acheived 98.75% of my goal™. Sweet™

I woke up this morning with a very queasy stomach and a massive headache. I hope I am not getting sick. I read somewhere that if you start taking a combination of asparagus root, bolivian mohagony bark extract and fish oil it can help strengthen your immune system. I should make a note™ to remember to do that™ later™.

My whole head is throbbing and I have tried to keep to my modified vegan™ diet. My business meeting was at Ruth’s Chris restaurant and was very productive. I ate a nutricious “special of the house” and brought some leftovers home. In my effort at staying healthy I kept my fluid consumption to several different organic grain extracts (the first few were mainly barley based, and then I tried some purifying potato and Juniper berry extract based beverages).

By the time we left at 1:45 AM I was quite a bit drowsier than I am accustomed to and I felt as if my gross motor skills were begining to deteriorate so I was concerned that I moght be coming down with something.

My new business partner™ explained an exciting opportunity that he is pursuing in the San Fernando Valley area north of LA. I can’t go in to great detail (got to keep a competitive advantage™), but suffice it to say that for a comparatively small initial investment (between $5,000 and $10,000), and coupled with my web-design skills, each increment of $5-$10K could generate $50,000 to $100,000 in gross revenue based upon ad placement and clickthroughs to the web-based business.

Best of all, it does not involve selling or physical inventory, rather it is all marketing based. Sweet™. My partner has some new and innovative ideas of how to differentate his product from many of the others that occupy the same basic business space.

I am somewhat regretting signing the contract he presented me at about 1:30 this morning before having it properly reviewed™ but he assured me that signing it would be in my best interest.

To answer some of the questions I know are sure to follow, he found me quite by chance last week after I posted the Utah photos and thought with my unique look and avant-garde style I would be a natural success.

I’ll update later as details arise. For now I have to tend to my health, so I’ll go make a carrot, mango, spinach and beet juice.

Burdett Avoid Foreclosure Deadline

OK,

More information on the Burdett™ transaction. Here is how it played out in greater detail:

December 19th - Received the short sale offer from the buyer. I had returned from a late night business meeting™ and I thought it was a magazine subscription and put it in the “low priority” mail pile.

December 26th - After enjoying several of my sweet™ Christmas presents, I started wondering why I had not received the offer, as I had been in negotiations with the buyer since late November. I assumed that the buyer was still preparing the offer sheet. I decided that because of the Holidays and that sonce so many people take these two weeks off that I would wait until after the first of the year to contact the buyer for an update™.

January 14th - I got a call from the Burdett buyer™ asking if the lender had made their decision on the offer. I was stunned that the Burdett buyer™ had sent me the offer and that it somehow had slipped through my meticulous filing system™. I bluffed my way through the call (I know I shouldn’t have - I’m intending to be ethical™ in business, but I didn’t want to give the impression that I wasn’t being professional™ and that I lacked business prowess™). So I told him I would follow up with the lender and give him a heads up™.

January 30th - While opening my mail I found alot™ of things that I previously had made a note to take care of™ including the short sale offer for Burdett™. Wow. The offer was signed November 30. That one sure slipped through the cracks™. At least I didn’t loose™ it.

February 9th - I put the offer in an envelope and intended™ to mail it.

February 13th - Put on stamps and placed it on the kitchen counter to put out for the mail man (I hope he has bird dogged™ some sweet deals™ for me.)

February 19th - put it out for the mail man, but today was a Federal Holiday. Maybe the mail man will pick it up tomorrow.

February 21st - Bank left me a voicemail message (I mistakenly thought it was CasCall™ calling so I did not pick up) saying they were in receipt and would get back shortly with info.

February 22nd - Bank called back (again mistakenly let it go to voicemail thinking it was CashCall™ - I have to get more disciplined™ in paying attention™ to incomming calls). They said that they had reviewed the offer (Oops! I should have done that first…), but said it was too low. They would mail me their counter offer that afternoon.

March 8th (yesterday) - Bank called again (thought it was CashCall™ since they call me at least 40 times a day - no joke) and left voicemail asking if I had reviewed their package, they said they mailed it on the 22nd, and it was set to expire today. Good thing I let the call go to voicemail™ or they might have gotten the impression that I was acting in an unprofessional manner™ by not having responded.

I spent most of yesterday afternoon looking for their counter. When I found it at about 8:30 last night I was too tired to review it so I made a mental note™ to do that today.

10:00 - Not quite an early riser™, but I was awake and refreshed. I opened the lender’s counter offer and saw that they were at $275 with only 3% cash back at closing™ (Hmm, that’s only $8,250 - I wonder why they are so stingy?). I read the original offer at $240 and saw why the bank had rejected it: The Burdett buyers™ wanted $110,000 cash back and had a notarized contractor’s estimate to repair the settling foundation, roof leaks, non-code electrical and plumbing, replace the inoperative heat/air conditioning unit, new appliances (when I purchased Burdett™ it had none), re-route the sanitary sewer so it would not bubble up in the front yard creating a health hazard, replace the cracked windows and repair the termite damage. Grand total from the estimate: $109,776.51.

I should have had an inspection before I purchased the property.

Anyway, at 11:00 I called the buyer to tell them they only had until 1:30 to accept at $275.

I wonder™ if they will.

Utah Trip a Success!

Hi all,

I’ve been really tired since I did all that work™ in Utah. Plus it was really cold there (that reminded my why I am so blessed™ with the weather here in California). I have every intention of giving you the update of my cativities in Utah. I have just been overwhelmed with my “to-do list”.

Someone referenced the “one touch system” of organization and I have been reading several very good books on how to keep organized. I started already by putting my leftovers from the wonderfully productive™ Utah trip in my fridge in alphabetical order. The one thing I haven’t yet discussed here was my last meal of the trip at Hometown Buffet (hint: man-purse™ a must have…). Anyway, I finally got the leftovers in the fridge at about 2:30 this afternoon. I figured that on my modified vegan™ diet I didn’t need to bring home any veggies (parental units for that!), just meat, dairy and cheese. I tried to go light on trans-fats so I stuck with a limited amount of fried meat.

Anyway, I have a really large stack of mail awaiting me and I think it is important to get that going first (three more “overnights” and 11 (yes, e-l-e-v-e-n) certified letters to file in sequence for opening. I hope to get that started by later tonight. Right now I’m getting hungry so I may heat up some of the Hometown Buffet free range chicken in a little bit.

The Jamba Juice was quite refreshing (especially with the protein boost) and the wheatgrass shots were just what the doctor ordered for my morning constitutional.

Like I said, it is my intention to post a more thorogh accounting tomorrow. Got two (and maybe a third) bird-dof™ lead from the mailman since I left. Need to follow-up™ on those.
